Gobble Gobble Everyone!

I’ll be back to business on Friday. Yesterday I spent a lot of the day doing crap and then filling our atm’s. The gentlemen’s club is far so it takes some time to fill it (but believe you me, it’s worth the hour and 15 min. drive! lol)

Tonite, I got our chinese restaurant to sign a 5 yr. contract with us 😉 That atm is kicking a$$$$$$$$$$$$$$$$$!

Oh and I spoke to a local wholesaler and he has 2 deals under contract and we’re gonna work a lil joint venture deal together and I’m gonna try to market the heck out of his properties so I can make some cash.

One more thing, I’m gonna try to sell probate leads. I learned about that concept from Scott’s blog Struggling Investor. And I already talked to Brandon (Kathy’s 17 yr. old son) about getting the leads from the courthouse for me. He’s game. hehehe

My Plan for My Life

Here’s the first list that I told you I wanted to share with you and I would like to encourage each and everyone of you to do this for yourselves. When I was in Vegas last month I saw a speaker. His name was Larry Winget. Some of you may have heard of him, some may not have. He’s very abrasive, very in your face, very ummm let’s just say he doesn’t sugar coat things but boy does he tell it like it is. Some people may not like it because the truth is, they’ll have to realize that THEY are to blame for their life fuck ups. 🙂 We don’t like to take blame for that crap, do we?

Anyway, I was very intrigued with him and his speech. When I got home I ordered 2 books by him and the first book I want to talk about is called People Are Idiots and I Can Prove It!: The 10 Ways You Are Sabotaging Yourself and How You Can Overcome Them.

Well the title says a lot eh? lol And you know in your heart it’s true..the part about people being idiots and the part about how we sabotage ourselves. So this list that I’m doing is a list he asks you to do in this book. You want to write out what your plan is for your life in different aspects. Here goes:

Financial-

  • -I want to make at least $5,000 per month in passive income from ATM’s.
  • -I want to make at least $10,000 per month in passive income from rental properties.
  • -I’d like a net worth of at least $1 million dollars within 5 years (October 2014.)
  • -I’d like to earn an income of a least $200,000 per year.
  • Physical-

  • -I’d like to weigh between 130 to 140 lbs.
  • -I’d like to exercise 20 to 40 minutes at least every other day.
  • -I’d like to eat healthier. Organic fruits and veggies when necessary (ya know when you eat the skin,) read food labels more (which I’m actually pretty good at now…having heartburn/gerd/acid reflux will do that to ya,) pay attention to portion control, eat bigger breakfast, medium sized lunch and small dinner.
  • Mental-

  • -Try to be positive over negative as much as humanly possible.
  • -Try not to gossip or get caught up in petty bullshit.
  • -Maybe take up yoga, photography or both or something of that nature.
  • Social-

  • -I will try to include more people in my network of friends that are like minded and are making at least $200k or more and have some money ideas and attitudes that I have.
  • Career-

  • -I want my career to consist of making money off of several passive income streams.
  • -Plus, I’d like to own perhaps an ice cream truck business and other possible businesses in the future, that of course, others will run for me.
  • Spiritual-

  • -Taking up yoga or photography. And being mentally aware.
  • -I will ALWAYS believe in myself.
  • Family-

  • -Help Brandon and Joe learn about the in’s and out’s of money and investing more.
  • -Visit my mom and Mike (stepdad) and my father and Lisa (stepmom) at least once per month.
  • -Play with my kitty cats more, especially to tire their behinds out at night time! lol
  • Other Secret Stuff-

  • -I have something in this section and I like you all that visit my blog a lot but not enough to share this last section with ya 😉
  • Ok so that’s the “My Plan for My Life” list. I’m sure you have heard this before or even done this before and labeled it as goals…and that’s really what they are. But ya know, something about the title of this list just resonates more with me then goals.

    Feel free to share any or all of your plans for your life here, but definitely please take the time to do it at home for yourself. Check out this post to find out what I’m willing to give up in order to get the things on my life plan list.

    It’s an awesome day!

    It’s just beautiful outside and I’m psyched up to get some real estate deals going. No deal yet, but I’ve had some technical difficulties. Since Kathy got laid off she had to send back the printer/scanner/fax that we used for everything so I couldn’t scan in my proof of funds for offers (I got 2 from a high school friend totaling $100k and I got 1 from my uncle totaling $176k.) Soooo kinda hard to make offers without proof of funds.

    Anyway, my neighbor hooked me up last nite (and he had technical difficulties too lol but ended up just scanning it for me and putting it on a zip drive for me to take home.) Kathy and I moved one of our worst performing ATM’S (in the month of October the store was probably open for maybe a week?? IF that.) So we moved it to a 24/7 diner and we’re excited about that. We have one other ATM that we need to place somewhere right now.

    What else what else? Oh I think Kathy is going to be getting another J-O-B…..since she got laid off she’s had recruiters and other pharmaceutical companies calling her like crazy and even offering her more money. So we talked about it and I told her if she wants to do it and feels more comfortable doing the J-O-B thing with a guaranteed income instead of doing our plan for both being self-employed then I’m all for it, I just ask that she sticks to her budget so she gets out of debt quicker (like we BOTH planned) and therefore can invest in more ATM’s and real estate (we want to buy multi’s together as kind of our retirement and of course as to increase our passive income.) She agreed to stick to the budget.

    Oh and believe me when I say how we talked and we agreed or what have you, when we’re talking about a budget and planning money the conversation does not go so smoothly. Kathy is a spender, that’s how she’s lived for a longggg time, that’s how she knows and that’s how I’m sure she’d like to keep doing, but after some tiffs she’s seeing the “light” so to speak but sometimes I have to give her a lil nudge (like yesterday afternoon she wanted to stop somewhere and get something to eat. I reminded her that eating out is not in our budget anymore and we argued for a hot minute, didn’t speak and came home and had lunch and then made an amazing dinner.) I’m sure the only thing about me that she wishes was like her ex-husband has to do with money………all they did was spend, spend, spend…without a care in the world. I’m quite sure tho that she’ll thank me at some point in the future 🙂

    I emailed a wholesaler to make sure she was cool with paying each other if we marketed each others deals and sold it, etc. And she was….we just have to still work on the split end of things….she was like “it depends.” I’m more of a “let’s quit the bullshit and say it’s a 50/50 split or whatever.” Know what I mean?

    I also emailed another investor/realtor/wholesaler that I know and proposed the 50/50 split for selling each others deals and he said “yes, I’m interested in that arrangement.” He even sent me a form that he uses for his joint venture deals.

    I got more bandit signs in finally. Ordered 200- 100 horizontal fluting and 100 vertical fluting with of course 100 H-wire stakes. I’m gonna start putting these bad boys out today. These are the smaller sized ones, so I’ll see how they go. I think they will stay up longer on the poles being this size.

    Okey dokey pokeys I’m off to look at houses (for sale,) houses that sold (for cash,) and then back home to make some offers. I’m feeling really good about everything. Oh yeah….I even sold a Rainbow Wednesday nite so will probably make an easy $500 to $700 off of that (remember that’s what I been doing for the past year when I took a hiatus from real estate.)

    I’m going to be posting soon a few couple goals/lists that I think are extremely helpful and I’m going to share mine with everyone here in hopes that you do your own at home (you don’t need to post them here, you can keep them private.) But I think they are beneficial.

    Challenge yourself (and your kids!)

    First I want to say GREAT JOB JOE!!!!

    This is a little post about a 7 yr. old boy named Joe. This is Kathy’s youngest son. Now he takes Karate lessons and they were going to have a kick-a-thon to help support a charity for kids. Joe asked me if I’d sponsor him and the recommended sponsorship was to pay per kick. So I told him that I’d pay him 5 cents per kick. He was cool with that (that’s what the norm was, besides a flat rate to give him.)

    I asked Joe how many kicks he got in practice…he said 140. I said great. So he goes on to say about how that’s how many kicks he’s gonna get…..140. I said well hang on there….you already KNOW you can do 140, right? He said yeah. I said well I will give you .05 per kick on one condition..he said what? I said I want you to at least TRY to get 150 kicks. If you don’t make it that’s fine, but I want you to at least try, because we both already know you can do 140. Ok? He said that was a deal.

    So today was the kick-a-thon. Joe was leaving to go with his mom (I couldn’t go because I had to take Brandon, the 17 yr. old his meds that he forgot) and I said so how many kicks you gonna get? He said 300! I said really? He said nah, 200? I said no really, how many kicks are you gonna try for? He said, 140. I said oh no…remember, you have to at least TRY to get 150 kicks, remember? He said oh yeah…ok. Then I wished him good luck and they were out the door.

    About 15 minutes later I get a text from Kathy saying this: “U should challenge joe more often lol he did 300 kicks.” 🙂

    And that was exactly the point of the challenge…..to make him realize that once you know you can do something to try to challenge yourself to do just a lil more….you’d be amazed at what you can accomplish if you did that. Don’t just settle for what you KNOW you can do. Try to do just a lil more.

    Now, technically I owe Joe $15 for his charity and I will give him that but I’m gonna give him a lil bonus for himself personally to put in his jars (remember the book, Secrets of the Millionaire Mind?)

    I think this is a cute lil story for us to remember and reflect on. Let’s not forget to challenge ourselves and our kids. I honestly believe that a lot of kids are lazy as hell nowadays and most of it I blame on the parents. Let’s get back to challenging our kids, holding them accountable for their actions and inactions and also rewarding them for challenging themselves, etc.

    Kathy and I come from 2 different schools when it comes to parenting..grant it, they are HER kids and they are just my step-kids (I know we’re not married, but we would be if it was legal, so trust me, these boys have 2 moms 😉 ) She’s more of the “I’m their mom I want to do EVERYTHING for them and take care of them forever because they need me for everything” side of things and I’m more of the “They can do it themselves……they need to learn to do things on their own someday and they can do it now if you just LET THEM!” (Especially the 17 yr. old….he’s gonna be 18 in January and he’s helpless without his mom, so he’s taking the most work right now lol from BOTH of us.)

    It’s amazing the things that go on in a kids head when you show him that he can make his own peanut butter and jelly sandwich! Or he can sleep in his own bed! Or that they can make something called passive income where you don’t have to go to work 40 hrs. a week for your money! Btw, the 9 yr. old gets this concept wayyy better than the 17 yr. old. And I let him know too….I think it challenges him to listen more and pay more attention when we talk about money and investing. hehehe

    The challenge with us, is that every other week Joe goes to his dad’s house. And at dear old dad’s house he has zero discipline, zero challenge, and he gets told that all of our ideas and rules are dumb. Like passive income and the no video game Thursday rule. So that’s our challenge….luckily it doesn’t take the kid long to adjust to this world when he leaves la-la land with dad.

    As for Brandon, he lives with us full-time now….he refuses to go to his dad’s house (if you read my flippinghomes.com blog before you’ll know that I mentioned there that it was just a matter of time before Brandon came to us and said he didn’t want to go to his dads house anymore.) He’s making progress with the whole discipline thing, just not so much with the money thing….but I think he may start listening more because he’s got a girlfriend now and he’s learning that they can be expensive lol

    Sooo I’ll stop rambling and just ask you all, myself included, to continue to challenge yourself and your kids.

    Gettin’ ready to head to Vegas baby!

    Ok so I did check out houses the other day and I have the houses set aside that I want to make offers on. Every house that I could actually get INTO I’m going to make an offer on. Some houses I couldn’t get into, one house went under agreement about an hour before I wanted to see it, and 2 houses had tenants living in it and wasn’t an reo yet, so I wasn’t quite that interested in getting into those house, plus they needed notice.

    All in all I was suppose to see 9 houses I believe and only got to see about 4 or 5, but I think they were 4 or 5 decent places and I’ll make offers on them all. Problem is….Kathy and I are getting ready to leave for Vegas for a week on Saturday so we’ve been busy getting ready for that. Soooo, I’m gonna just have to force myself to do it this evening I guess….but it may be REALLLLY late cuz we’re heading to an ATM that we own that is in a Gentlemen’s Club (if you can ever get your atm inside a gentlemen’s club my advice is to JUMP ON IT! Our surcharge for that atm is $7 🙂 So we’re heading there tonite to actually take cash out of that atm and put it into an ATM that we have at a cash only chinese place for when we go on vacation. The chinese place goes through roughly 2k a week……so we gotta stock it with cash since we won’t be here to fill it.

    Anywho, I also just accepted a BPO offer…why? I have no friggin’ idea…..I should have just took the address and started marketing to the lady in case she’s goin’ into foreclosure. But I’ll do the bpo….maybe it’s one of my small ways of getting back into the swing of real estate shit. Ya know?

    Oh and that short sale deal that I was working on for a listing I have….the friggin’ buyers backed out again! This is why the real estate agent gig I feel is a sucky full-time thang. Buyers are soooo damn annoying! They don’t want to not receive their $8k tax credit from the government. Oh wait….here’s the funny part, they wanted an answer from the bank whether they were going to accept the short sale or not in 8 days! But when you counted only business days….it gave the bank 6 days to respond lol

    Needless to say, they back out of the deal when I told them it would take roughly 37 days from beginning to end for the banks answer (Wells Fargo sent me a time table for their short sales.) So annoying….

    Ok I’m off to shower as I’m stinkin’ and sweaty from workin’ out…….off to make something happen! I have put 0 bandit signs out, which I need to do because they are by far my biggest money maker…..no questions about it.

    Real Estate marketing, BBW dating, Gay Marriage Guide

    I’m really psyched right now. For a couple reasons. First, I sent out my letters and I was being a bit sneaky lol nooo nothing bad so don’t get to thinking bad things. But I went looking for green or red envelopes to send out my letters and couldn’t find any…so then I figured I’d have to improvise and right when I was thinking of that I looked up and saw colored envelopes for GREETING CARDS….ya know for a normal sized greeting card and right on the box it says: Will fit a letter-sized sheet of paper folded in half. So I think: bingo, that’s what I’ll use.

    For now I’m trying these to see how it goes…..but in actuality I got a decent response rate before with just a normal envelope so I hope these get me the same if not better.

    Second reason I’m psyched is because I met a very good friend for lunch today. And we usually meet throughout the year for lunch and at the end of the year to talk about our goals for next year and how we can accomplish them. Well I worked out a plan….and I need a plan for everyday…..because I’m a very easy-going, free spirited type person and if I don’t have a set game plan well then I always feel like I never know what to do first! It sucks. (again it’s all stuff I, myself, should be able to fix….but PLANS are my way of taking first steps to fix them.)

    Anyway, real estate is my main form of making money but I have other websites out there…one that makes me money every month…it’s a dating site called BBW for Dating and honestly, I put zero effort into this site and I get a check every month like clock work from it…..so Tuesdays and Fridays I will spend at least 1 hour a day on marketing this site…with just FREE marketing…just press releases and articles, etc. The only thing I pay for this site is like $9 / year for the domain name. Period. And I definitely make more then that in just one month, but it’s kinda like a side thing so that’s why I just want my marketing to be free stuff. (Btw, just in case anyone is interested lol it’s not a gay dating site…it’s for everyone, but most of the members are straight, and that’s who I try to target with my marketing 😉

    And I have another website….this is the one that I’m very passionate about but it’s VERY, VERY time consuming. As a matter of fact it’s soooo time consuming to put it together that well I stopped doing it. This one is called: Gay Marriage Guide.

    I still get leads coming in from this site for lawyers, etc. So far that’s the only form I really have on the site….and every time I get a lead I try to contact a lawyer for a referral fee, but haven’t had success yet. Then my buddy Sue says “why don’t you just try to get a lawyer for every state to just advertise on your site for a small fee per month.” And honestly, I thought of that before but I figured that I’d do the referral fee per lead method first…..but now that I think about it…that may be the way to go….because honestly the dating and gay marriage sites are kinda like part time things and my real money is suppose to come from real estate….so if I could just put their ads up there it would be less work and less time consuming then me trying to track down and negotiate a referral fee for each lead.

    Plus, when I was a full-time agent…..I did the same thing for my personal website….I had home inspectors, carpet cleaners, etc. etc. all kinds of people, mortgage people, etc. paying me monthly to advertise on my site…and I was getting the traffic too so they would want to pay me. So I know I can do it. I just need to get back to putting the effort into the gay marriage site like I did in the beginning….cuz in the beginning I would get LOTS OF TRAFFIC to my site……I’m sure it’s dwindled down now….but I know how to get it all back and it should take a few months to 6 months….and then if I just got say1 law firm/attorney from all 50 states to place an ad on my site for say like $50 a month….well that’s $30k a year! Just from ads on the site. Now that would pay my bills, plus the bbw membership fees coming in….so I could be stress free and totally and completely concentrate on Real Estate.

    So, the gay marriage site will get worked on for an hour a day too on Thursdays and Fridays. I’ll add more content, do the link and directory thing….and eventually traffic will go up and then I can contact all of the lawyers and attorneys to see if they want to advertise. I, of course, can do that with any category I want also, but for now, I’m gonna focus on the lawyers/attorneys thing because I know that’s a huge deal for gay and lesbian folks (especially when of course getting married or adopting children.)

    And then on Mondays, Wednesdays and Thursdays I do nothing but real estate. Mailings, bandit signs, door knocking, Blogging, press releases, search engine optimization, directory and link activities, etc. Plus, my mailings should get easier since I got the mail merge figured out! THANKS STEVE (ATL.) MUAH, you rock!

    Ok now that I’m all psyched and ready to do some work I have to stop and get ready. Kathy and I are having a date night tonight and going to dinner and to Longwood Gardens to see the xmas display…..so I gotta get ready.

    But seriously…I am ready to go! Oh and Sue and I, are going to try to hold each other accountable so we MUST send daily emails to one another of everything we accomplished for each day. She’s the reason I got my bbw dating site going! We figured that holding each other accountable would be the best way to go…because she’s got a husband but he’s honestly not into all of the stuff I just mentioned that she is passionate about so he could careless to hold her accountable and I have my partner, Kathy, but for some reason I just don’t want her to hold me accountable….for me, if would be like she’s trying to be that “BOSS” figure in a job..ya know? And trust me, that would be good for our relationship lol so it’s better that it’s someone like Sue. So we thought it was a good idea…we’ll see how it goes.
