ViVa Las Vegas…..I’m baaaaaaack!

Well it’s awesome to be back home. I was in Vegas for 7 days and I was ready to come home after day 3 to 4. I love Vegas but prefer it in small doses……

Anyway, I rested up Saturday and Sunday and now I’m ready to get back in action. My marketing schedule I made I think I’m going to alter it………I’m going to do a few things to do each day rather then give myself a whole slew of things to do….from my past I know that I made more money in real estate when I would actually write down 1 to 3 KEY things to do each day…..so I’m going to go that route again.

My to do’s today:

1) Take care of Vine St. heater problem (I got a call from my tenant while in Vegas that they have no heat.) – I already spoke to the warranty company about this and the hvac guy called me and should be coming out tomorrow.

2) Email Uncle Joe- my uncle Joe has a lot of money in certain accounts and he’s let me use his statements to make cash offers in the past…so I’m asking him for an updated statement. I already emailed him.

3) Clean desk- my desk is sooo friggin disorganized that I need to straighten it up. I haven’t gotten to that yet today.

4) Put out 10 bandit signs- haven’t gotten to that yet.

Now those are just 4 little tiny things……but accomplishing them today would really feel like I did something worthwhile, ya know? I think I also added to my list to determine and write down my daily, weekly, monthly and yearly goals.

Btw, the atm’s rocked while we were on vacation. The gentleman’s club kicked asssss 🙂

Ok it’s good to be back…..I hope to hear from you all and coming soon I want to talk about debt a lil bit.

Gettin’ ready to head to Vegas baby!

Ok so I did check out houses the other day and I have the houses set aside that I want to make offers on. Every house that I could actually get INTO I’m going to make an offer on. Some houses I couldn’t get into, one house went under agreement about an hour before I wanted to see it, and 2 houses had tenants living in it and wasn’t an reo yet, so I wasn’t quite that interested in getting into those house, plus they needed notice.

All in all I was suppose to see 9 houses I believe and only got to see about 4 or 5, but I think they were 4 or 5 decent places and I’ll make offers on them all. Problem is….Kathy and I are getting ready to leave for Vegas for a week on Saturday so we’ve been busy getting ready for that. Soooo, I’m gonna just have to force myself to do it this evening I guess….but it may be REALLLLY late cuz we’re heading to an ATM that we own that is in a Gentlemen’s Club (if you can ever get your atm inside a gentlemen’s club my advice is to JUMP ON IT! Our surcharge for that atm is $7 🙂 So we’re heading there tonite to actually take cash out of that atm and put it into an ATM that we have at a cash only chinese place for when we go on vacation. The chinese place goes through roughly 2k a week……so we gotta stock it with cash since we won’t be here to fill it.

Anywho, I also just accepted a BPO offer…why? I have no friggin’ idea…..I should have just took the address and started marketing to the lady in case she’s goin’ into foreclosure. But I’ll do the bpo….maybe it’s one of my small ways of getting back into the swing of real estate shit. Ya know?

Oh and that short sale deal that I was working on for a listing I have….the friggin’ buyers backed out again! This is why the real estate agent gig I feel is a sucky full-time thang. Buyers are soooo damn annoying! They don’t want to not receive their $8k tax credit from the government. Oh wait….here’s the funny part, they wanted an answer from the bank whether they were going to accept the short sale or not in 8 days! But when you counted only business days….it gave the bank 6 days to respond lol

Needless to say, they back out of the deal when I told them it would take roughly 37 days from beginning to end for the banks answer (Wells Fargo sent me a time table for their short sales.) So annoying….

Ok I’m off to shower as I’m stinkin’ and sweaty from workin’ out…….off to make something happen! I have put 0 bandit signs out, which I need to do because they are by far my biggest money maker…..no questions about it.

Real Estate Investing Marketing Schedule

Ok so I’m one of those people that need a schedule. Not only do I need one but I find that I’m wayyy more productive when I write stuff down even if I have to do it everyday. I think I learned that writing the stuff down each day worked best for me after reading The 4-Hour Workweek by Timothy Ferris. Awesome book which I highly, highly recommend.

Now through the years of investing (10 to be exact) I’ve figured out which methods work for me and actually got me deals and made me money and which methods didn’t do squat. So, of course, I’m only concentrating on the methods that have made me money in the past.

Also, please keep in mind that this is a general schedule and I may change the days around as I have other things that may come up (cause I’m not only involved in investing but I have other things going on.) Oh and also….I am on this cleanse/juice fasting thing for the next week so I’m not sure how my body will react and some of the things that involve leaving my house may have to wait until the following week. (I’m taking a holistic approach to getting rid of my acid reflux/heartburn/gerd…hence the cleanse/juice fast. I may post about that in the future just in case any of you suffer from that. It’s going awesome…haven’t had to take my heartburn medicine this entire month!) Anyway….enough of that….on to the schedule:

Mondays- Put out 10 Bandit Signs.
9am – 10:15am: Get probate listings from courthouse (I haven’t gotten a deal this way yet, but I get my phone ringing and have made offers.)

11:15am – 1:15pm: Go visit cash-only solds from the MLS to add to my buyers list. (I kinda searched for them before like that but after watching Steph’s video about it I really think I’ll take it more seriously and make it a part of my weekly/monthly routine.)

2:15pm – 4:30pm: Search MLS for reo’s to make offers on and owner-occupant fixer uppers/motivated to send mailings to.

4:30pm – 5:30pm: Send out probate letters.

Tuesdays- Put out 10 Bandit Signs.
11:15am – 1:15pm: Visit the MLS reo’s from yesterday, if necessary.

2:15pm – 3:15pm: Make offers on every property visited.

Wednesdays- Put out 10 Bandit Signs.

Thursdays- Put out 10 Bandit Signs.

Anything that I may not have gotten accomplished on Monday, I will take care of on Thursday. Plus,

9am – 11:15am: I may go to the courthouse to check out pre-foreclosures. I refuse to send postcards to these people because over 10 yrs. it’s been the biggest waste of money for ME, personally. I am seriously contemplating coming at them from a real estate agent point of view to see if that can get me in the door and that way I can throw 2 options at them: I can either buy your house from you or list it for you. This will mostly be door-knocking though. If I get no answers then I will send a nice letter, which I got from my father. I’ll revise it a wee bit, but overall I like it. (My father is a Realtor and has a lot of success with getting listings from pre-foreclosures.) Keep in mind, I’m not in this for listings, I want the deals, of course, but I’m not going throw away any easy money that’s for sure.

1:15pm – 3:15pm: Door knock the leads that I get from the courthouse that day.

4:15pm – 5:15pm: Send out letters to the folks on my lead list that weren’t home when I door knocked.

Fridays- Put out 10 Bandit Signs.

Saturdays- Put out 10 Bandit Signs.

Sundays- Put out 10 Bandit Signs.

Notice that I’m leaving the evenings open for potential appointments with folks or they can be stuck in slots on days that I have open, including weekends.

Everyday I’d like to put out bandit signs as they have been my biggest money maker for deals (along with the vinyl lettering on the back of my car and the MLS.)

There ya have it. That’s my tentative schedule for now. I may have to tweak it, but we’ll see how it goes. This week may be a bit hairy because of the cleanse I’m doing, I should know more tomorrow. Honestly tho, I may just do only home type stuff this week because I have this whole schedule going on with what I’m suppose to do with this cleanse each day (it ends on Friday.)

Postcards and Political rant

Happy New Year everyone!!!! Ok well I just got done reading Eileen’s blog….and I guess I kinda took the last 2 weeks off too with the holidays and all….well maybe last week…….but I started a diet last wednesday (I don’t think I need to lose much weight, I’m doing it more because I don’t have any energy and I’m sleepy alot.) So I started a new diet..well I’ll call it a lifestyle change 🙂

I started the Fat Smash Diet (from celebrity fit club on vh-1) and with that I have to exercise for 30 minutes 5 days out of the week. I’ve been doing AWESOME on it so far. When I’m at Kathy’s (she’s on it too,) I do the treadmill for 30 minutes and when I’m at my house I do Tae-Bo (and I’m also going to throw in stair climbing.) I’m way out of shape so this last week has been killing me with the workouts, but I gotta admit after I exercise I feel soooo much better. I’m hoping in time with exercise and a proper diet that I’ll get my energy back and won’t feel so sleepy all of the time. Oh and I went to the urologist (for that kidney stone) last week and he told me I gotta drink 3 quarts a water a day, every day, forever now. Pffft! I can manage 2 quarts (which I’ve been doing) but 3 is pushing it lol (besides it’s a pain in the ass getting up in the middle of the night constantly to go to the bathroom…talk about a sucky nights sleep.) And I have some diet changes to make at the urologists request as well…..funny lil story with that…he was telling me that I can’t have any chocolate (cuz of something called oxalate or something in it) and then he proceeded to tell me about the 2nd column in the chart that he gave me and that I can have maybe 2 cheats from there. I said to him “just so you know, I will be cheating by eating a chocolate bar!” He laughed and said “ok tell ya what…how bout you cheat by eating a couple of hershey kisses instead?” I said, “deal!” lol I can’t give up my chocolate. So all of this diet stuff is kinda confusing because I’m trying to eat better but then the kidney stone diet tells me what I can and can’t have…and I have acid reflux so I have a diet plan for that too…..so trying to figure out what I can and can’t have in regards to everything is a pain in the behind. But I’ll manage.

Oh and Brandon went back to school on 1/2/08. He goes to school for 3 days a week and therapy 2 days. They are still feeling him out to see how he is “learning,” etc. But he’s very happy to be back in school, that’s for sure.

On to real estate…..I just wrote up 27 postcards, I’ve been working on my website off on and over the past week, and I’ve added articles to my blog (not this one) and worked on S.E.O. I haven’t worked on my gay marriage or my bbw site as of yet….but a poker buddy recently sent me an article about New Hampshire and them allowing civil unions, etc. so that will be my first update I make.

Speaking of New Hampshire..boy I really would love it if Dennis Kucinich got the presidential nominee but of course I know he doesn’t have a chance in hell right now soooo I must say GO JOHN EDWARDS!

Just for the record; if Mike Huckabee becomes president..I will be moving to Canada (ok not really but STILL.) That man just doesn’t know the meaning of Separation of church and state. It’s quite annoying if you ask me. I have no problems whatsoever with ANYONES religion but when you are running for the president of the united states of america or if you are the president of the united states of america you should not let your religion dictate your decisions (someone didn’t inform Mr. Huckabee that the entire U.S.A. isn’t made up of white, straight, southern baptists!)

Btw, I have been spending a lot of time talking to friends and acquaintances about the election. And I dont’ say “hey you should vote for such and such or don’t vote for such and such” but I merely talk about the facts (all of which are on every candidates website) but they may be facts that folks don’t really look at (because it doesn’t pertain to them) but I point them out……..and they have to do with human rights and religion, etc.

I have a very good poker friend who is very, very religious, but she said point blank that she doesn’t want a President who can’t separate his religion from his job……i.e. separation of church and state. Anyway, my thing is…why would you want a president who doesn’t want ALL humans in the U.S. to have the same rights? Yes, all humans who pay taxes, who work every day, who pay their bills, who breathe, who are productive in the world…why would you discriminate against some of them? I don’t know how any person could willfully walk into the poll booth and VOTE for a man or woman who is for DENYING certain human beings rights.

Sure, you have concerns about abortion, children, the war in Iraq, etc. but while you are sitting there th inking about abortion, or about how you can help children or about how you can get your child out of Iraq, etc. you are sitting there pondering these things as a HUMAN. We all are humans and we all deserves the same rights………and I would love for Mike Huckabee or anyone else in the world to tell me why he and his partner or you and your partner deserve rights that me and my partner don’t? We ALL live and breathe the same way, we all look out for our families, we all pay taxes, we all need healthcare, we all need to eat, we all need water, we all put our pants on one leg at a time, we all fill our cars up with gas when it’s getting close to E, we all mow our grass (or have someone do it for us) when it gets too high, we all want to live happily ever after with the person we love, we all even argue with our partners about the same things i.e. money, bills, time, kids, etc. So again, please…tell me why YOU are a better human or person if you will, then ME? You can’t. It’s that simple.

I know this isn’t about real estate right now and for that I apologize but you know what everyone, like Aaron, can post all of the religious things they want on the forum so I can say whatever I want on MY BLOG. I must say that what really appeals to me about John Edwards is that he is very upfront. He comes with no bullshit, he doesn’t tell you what you want to hear, he just tells you honestly how he feels about something. For the record, John Edwards is NOT for gay marriage, but I would vote for him in a heartbeat. Why? Because he tells you straight up how he feels……he said that he believes all people deserve the same rights, even gay people and he feels that gay couples should have the same exact rights as heterosexual couples…but his problem right now is with the word marriage. But he goes on to say that the reason he has a problem with the word marriage is because of his RELIGION but that isn’t right…he said his religion shouldn’t effect how he treats people or how he runs the country……but admits, he is still dealing with the “WORD.” I can respect a man like that and I can certainly vote for a man like that. (Btw, I paraphrased everything because I don’t remember his exact words.) And just for the record…I, personally, don’t give a shit what you call IT now….just give me the same rights as you and your wife have Mr. President (or you and your husband have Ms. President.)

Ok I’m done with my rant…I’m sorry. My sign stapler is in….so after Kathy and I go to bowling tonite she’ll give it to me and I can get to work on some signs too (not this evening I don’t think because I’m trying to start going to bed early too.)

Real Estate marketing, BBW dating, Gay Marriage Guide

I’m really psyched right now. For a couple reasons. First, I sent out my letters and I was being a bit sneaky lol nooo nothing bad so don’t get to thinking bad things. But I went looking for green or red envelopes to send out my letters and couldn’t find any…so then I figured I’d have to improvise and right when I was thinking of that I looked up and saw colored envelopes for GREETING CARDS….ya know for a normal sized greeting card and right on the box it says: Will fit a letter-sized sheet of paper folded in half. So I think: bingo, that’s what I’ll use.

For now I’m trying these to see how it goes…..but in actuality I got a decent response rate before with just a normal envelope so I hope these get me the same if not better.

Second reason I’m psyched is because I met a very good friend for lunch today. And we usually meet throughout the year for lunch and at the end of the year to talk about our goals for next year and how we can accomplish them. Well I worked out a plan….and I need a plan for everyday…..because I’m a very easy-going, free spirited type person and if I don’t have a set game plan well then I always feel like I never know what to do first! It sucks. (again it’s all stuff I, myself, should be able to fix….but PLANS are my way of taking first steps to fix them.)

Anyway, real estate is my main form of making money but I have other websites out there…one that makes me money every month…it’s a dating site called BBW for Dating and honestly, I put zero effort into this site and I get a check every month like clock work from it…..so Tuesdays and Fridays I will spend at least 1 hour a day on marketing this site…with just FREE marketing…just press releases and articles, etc. The only thing I pay for this site is like $9 / year for the domain name. Period. And I definitely make more then that in just one month, but it’s kinda like a side thing so that’s why I just want my marketing to be free stuff. (Btw, just in case anyone is interested lol it’s not a gay dating site…it’s for everyone, but most of the members are straight, and that’s who I try to target with my marketing 😉

And I have another website….this is the one that I’m very passionate about but it’s VERY, VERY time consuming. As a matter of fact it’s soooo time consuming to put it together that well I stopped doing it. This one is called: Gay Marriage Guide.

I still get leads coming in from this site for lawyers, etc. So far that’s the only form I really have on the site….and every time I get a lead I try to contact a lawyer for a referral fee, but haven’t had success yet. Then my buddy Sue says “why don’t you just try to get a lawyer for every state to just advertise on your site for a small fee per month.” And honestly, I thought of that before but I figured that I’d do the referral fee per lead method first…..but now that I think about it…that may be the way to go….because honestly the dating and gay marriage sites are kinda like part time things and my real money is suppose to come from real estate….so if I could just put their ads up there it would be less work and less time consuming then me trying to track down and negotiate a referral fee for each lead.

Plus, when I was a full-time agent…..I did the same thing for my personal website….I had home inspectors, carpet cleaners, etc. etc. all kinds of people, mortgage people, etc. paying me monthly to advertise on my site…and I was getting the traffic too so they would want to pay me. So I know I can do it. I just need to get back to putting the effort into the gay marriage site like I did in the beginning….cuz in the beginning I would get LOTS OF TRAFFIC to my site……I’m sure it’s dwindled down now….but I know how to get it all back and it should take a few months to 6 months….and then if I just got say1 law firm/attorney from all 50 states to place an ad on my site for say like $50 a month….well that’s $30k a year! Just from ads on the site. Now that would pay my bills, plus the bbw membership fees coming in….so I could be stress free and totally and completely concentrate on Real Estate.

So, the gay marriage site will get worked on for an hour a day too on Thursdays and Fridays. I’ll add more content, do the link and directory thing….and eventually traffic will go up and then I can contact all of the lawyers and attorneys to see if they want to advertise. I, of course, can do that with any category I want also, but for now, I’m gonna focus on the lawyers/attorneys thing because I know that’s a huge deal for gay and lesbian folks (especially when of course getting married or adopting children.)

And then on Mondays, Wednesdays and Thursdays I do nothing but real estate. Mailings, bandit signs, door knocking, Blogging, press releases, search engine optimization, directory and link activities, etc. Plus, my mailings should get easier since I got the mail merge figured out! THANKS STEVE (ATL.) MUAH, you rock!

Ok now that I’m all psyched and ready to do some work I have to stop and get ready. Kathy and I are having a date night tonight and going to dinner and to Longwood Gardens to see the xmas display…..so I gotta get ready.

But seriously…I am ready to go! Oh and Sue and I, are going to try to hold each other accountable so we MUST send daily emails to one another of everything we accomplished for each day. She’s an attorney, but her real passion is dealing with global warming and here is her site for that: http://www.climateactionnow.org/ plus she’s really big with building website businesses too. She’s the reason I got my bbw dating site going! We figured that holding each other accountable would be the best way to go…because she’s got a husband but he’s honestly not into all of the stuff I just mentioned that she is passionate about so he could careless to hold her accountable and I have my partner, Kathy, but for some reason I just don’t want her to hold me accountable….for me, if would be like she’s trying to be that “BOSS” figure in a job..ya know? And trust me, that would be good for our relationship lol so it’s better that it’s someone like Sue. So we thought it was a good idea…we’ll see how it goes.

Post card response and colored envelopes

Well I just got a phone call from a fella who said he got one of my postcards (woohooo!) I don’t know that it’s gonna be much of a deal. Btw, he was an expired listing. We had a very nice conversation tho. Turns out he’s a retired Realtor and he’s 67 yrs. old and does about 1 or 2 rehabs a year. He pretty much does all of the work himself except plumbing, roofing and electrical. He’s also a handyman for hire. I tried to sell him my sub2 place lol but it’s out of his area. Anyway, he did give me an idea for my home bathroom that I didn’t think of so I’m gonna have to check it out.

I’ll do the comps on his place and worse comes to worse I’ll just offer to take over his payments if it seems feasible otherwise, perhaps I’ll offer to list it and market it for him. We built a pretty good phone rapport.

Oh and I think before I send out these letters that I’m going to run to Staples real quick…I want to get colored envelopes…red or green hehehe sneaky eh? I heard or read that one from William……people will think it’s a Christmas card or something in there….hopefully anyway and they will OPEN IT!

Also, just had someone fill out a form on my website. She’s not near me but still, I like when I get some activity going…it helps to keep me motivated. Which is something I’ve had some issues with as of late.

Real estate letters, postcards and bandit signs

16 letters going out today…not Eileen’s yet….ones that I’ve used in the past. I want to try Eileen’s but I don’t have my laptop (let Kathy borrow it as her computer went and got sick on her) so I couldn’t open her letters with my desktop as I don’t have the right software on here. I just texted Kathy to ask her to copy and paste the letters into word for me and I should have them shortly, but I didn’t want to STOP doing something to wait….so I printed out my 16 letters. Oh and this letters..it’s the 3rd contact I’ll have with these people….(from the foreclosure filings in the courthouse.)

Also, I have 11 new postcards going out. I’m sure my list isn’t the best, I just get the forelcosure filings from the county courthouse, but I saw that the credit bureau 30, 60, and 90 day late lists are kinda pricey and I just don’t have that dough right now.

Actually, when I use to send out letters from the courthouse filing, my response rate wasn’t all that horrible….but I took the cheaper route with postcards….unfortunately I think it may be costing me, because their response rate is dismal! But ummm I got a bunch left still…..maybe after I’m done with them I’ll stick to letters….I dunno.

It rained reallll good here last night so I think I’m gonna get some signs together and after I visit with my father, stepmother and 2 stepsiblings tonight that I’ll go out put up at least 10 signs. Oh funny thing…I was driving down the road to go somewhere the other day and I looked up on this grassy patch where I usually put my signs and I haven’t seen my signs stood up there for a while…..well I look near the metal barrier? guard rail? or whatever it is called…and there are like 3 of my signs just laying down flat there. lol I dunno who took ’em down, because I’d imagine if it was the township they would just chuck ’em…maybe it was people cutting the grass or something? Anyhoo, I’ll just go stick ’em back up.

I know some people don’t advocate bandit signs, but I have to tell you, I dont’ LOVE putting them out, but they are hands down the best thing that I use to get my phone ringing…..next to them is my website……although with my website my phone doesn’t ring, but my email box does. 🙂

Oh I almost forgot…I want to start working again on getting my website up there in the top of the search engines lists. It was funny a lil while ago Chris(PA) called me and he says “How did you get ahead of me in the google search?” I don’t know if you all know this but Chris is a techy guy and very computer and internet savvy…so I got a chuckle out of it….I answered him honestly and said “I dunno…because honestly I was just having a chat with myself about how I need to work on my search engine optimization because I haven’t been doing it lately.” lol I think I’m gonna check out the search engines now and see where I rank. And if it’s better then Chris, I’m gonna tease him….(just kidding…I don’t want him FIXING his site to beat mine lmao)

Take me off of your list!

Ahhhh so it’s the day after xmas. I had a great couple of days with family and friends (not to mention I spent all day with Andrew today and most of Christmas Eve too hehehe Have I mentioned I love that kid? lol)

Well I promised myself that for 8 hours tomorrow I would do NOTHING BUT REAL ESTATE since I’ve been slacking so much lately.

I’ll work on some more postcards and signs. Oh and my babydoll did buy me a sign stapler for christmas…well it was signed from Brandon and Joe (her 2 sons) and Riley, Spencer and Blade (my 3 cats) but none of those 5 guys has a job so I’m fairly certain Kathy bought it lmao It still hasn’t arrived yet, it’s in the mail…so can’t put out any kinds of those signs tomorrow.

OH and hey guess what? I got a response from one of my postcards. This was the message I got: “We sold our house already, please take us off of your mailing list. Thanks.” Hey at least SOMEONE is reading my postcards huh? I’m definitely gonna try out Eileen’s letters. Maybe I’ll send them out tomorrow……..(btw, thanks again Eileen for sending them to me!)

Oh and one more person called me today about a house for sale, but he lives in Maryland. I keep a couple of Maryland calls because Oxford, where Kathy lives and where I put a bunch of signs up, is right on the Maryland border………so I’ll give the guy a yell to see what’s up with his place.

Plus, someone wanted to show my Sub2 property today……I’ll give him a call tomorrow to see how that went….I sooo wish someone would buy that thing YESTERDAY. I’m paying a 3% commission with a $1000 selling bonus for a full price offer that settles by 1/31/08.

I don’t drink much at ALL (seriously, I’m not even kidding) but I think I’m going to go get a glass of wine…..all of this holiday stuff and screaming kid stuff…well I need it. lol Don’t get me wrong though, I had an AWESOME past few days…….seriously….but a glass of wine once in a while does me good. And my wine, well if you are a REAL wine drinker you soooo would not like my wine, it tastes almost like grape juice lol It’s by Clover Hill and it’s called Concord. (I think it’s only up this way where I live though….but that’s ok by me…just didn’t want ya’ll going out looking for this grape juice tasting wine lol)

Ok signing off……I’m gonna try to work this Oxford deal this week/next week and to also try to get a new deal signed up for next month! Wooohooo!

More bandit signs, lying seller and xmas.

So friday night Kathy went out with me and we put up 10 bandit signs after we did a lil xmas shopping. It felt good to get out there and put some signs up again.

I did get a call friday afternoon from a guy who saw one of my signs somewhere before but ummm honestly I couldn’t understand a word he was saying to me. He asked “do you have a bad connection? you can’t hear me?” And I said “no I can’t hear you…must be my connection I’ll call you back.” But the truth of the matter was he had such a THICK, HEAVY spanish accent that I couldn’t understand any word that he was saying. I don’t know how I’m going to communicate with him, seriously.

I spoke to the Shillington people and told them that I couldn’t do a deal with them. They were the folks with the 20k they owed to bankruptcy, etc. The way the guy explained things to me it just didn’t make sense….I told him that if he’d like I’d be more than happy to talk to his bk attorney, but right now I don’t think anything is going to pan out. He said “but we agreed on $197k for my house?” Btw, the house is worth about 199k…so I’m sure ya’ll can guess that I agreed to NO SUCH THING lol Anyway, I told him that I would have never agreed to that price, I’d be out of business quick if I did, I told him I agreed to potentially do a shortsale with his 2nd, etc. Anyway…bottomline is I think he’s pissed at me now…but I really didn’t want to waste time on that deal…..It would have just frustrated me and thanks Cory for helping me to really see that I shouldn’t waste my time with that deal either.

So I bought Kathy a pair of pink camouflage pants tonight lol don’t ask….but she’s been wanting the stupid things forever..I swear she is like the hardest person to buy for…it’s cuz she gives ZERO clues throughout the year (well except for the silly pink camouflage pants lol) We had a small budget for each other this year…$250…..and I spent most of it on a white gold and tanzanite necklace (hmmm I hope she doesn’t know about this darn blog.) Anyway, I think neck year we aren’t gonna really do the xmas gift exchange thing…instead we’re gonna save our money for weekend getaways and vacations, etc. A friend of ours and her husband do that and we thought it was a great idea!

Anyway…off to bed and then wrapping some presents in the morning and then heading to a family xmas function tomorrow evening

Postcards, bandit signs and Christmas, oh my!

Alrighty moving right along. Sent out 43 postcards yesterday. Sending another 40 today and I’ll be putting out 10 bandit signs tonight (haven’t done them in FOREVERRRRRR.) But I’ll be putting them out up the significant others way tho..she’s on my butt to get a house up there…..she thinks sub2 would be a good way to go lol hey…at least she listens to my real estate ramblings sometimes and knows what the heck a sub2 is right? lol

I’m wondering Eileen….what kind of letter are you sending out? My postcards usually get the same dismal 1% return rate, but that ain’t helping me make any money. Grrrrr (NOTE: Eileen is from the flippinghomes.com community.)

Oxford people told me that I have to meet with the wife after xmas to get things notarized. Unless I email the stuff to him last night before he left for texas. I had a reminder in my phone but was in the midst of xmas shopping and well needless to say I remembered at 1am that I had to friggin email him! Duh!

Xmas shopping is almost complete…but I think I’m declaring xmas officially a CHILDREN’S HOLIDAY FROM NOW ON AND THAT IS IT!!! I’m wondering if anyone else has the same problems as I have getting stuff for like let’s say your aunts family or grandparents or whatever. And it’s always like for instancce you give them a $25 gift card for whatever and they give you a $25 gift card for whatever…umm why not we both just say Merry Christmas and just keep our own 25 bucks???? Seriously. I know you’re probably thinking that’s not what Christmas is all about yada yada but to me NOT getting presents and just spending the time with your family and loved ones is more important!

I’d rather just do the gift exchange with Kathy, my parents and my siblings and that’s it. Plus, of course Andrew (ummmm I spent a lot of money on him this year and I know his 2 moms are gonna be mad at me…cuz they told me not to spend too much. But oh well, he only will ever have his 1st Christmas…once!) And you know I don’t have any problem giving gifts to a good cause; you know like maybe a child in the hospital or even maybe spending time with an older person who has no one come to visit them….that I’d even like to do. But this whole $25 never-ending back and forth gift card thing has got to end. Can you tell I didn’t have any fun shopping yesterday except when it was for Andrew?

Ok I’m done with my Holiday rant. Gonna go put my bandit signs together and then head to lil Andrews house…I’m on a mission…….I have to find a pic of Donna, my best friend, and her mom on her computer and a good one of Benny, her cat that just passed away……Kathy and I are making her a present from them. Donna’s mom passed away this past June and her kitty cat that she’s had FOREVER did as well recently. So she’s been pretty upset during this holiday season as you can imagine.

Off to hopefully do something productive to make me some money.
