			<content:encoded><![CDATA[<p>So we all know jobs suck and freedom rules!  (Well a lot of us think jobs suck anyway.)  I don&#8217;t know if you know about the <a href="http://www.1shoppingcart.com/app/?af=1310919">Diva Money Club</a> yet, but I&#8217;m going to do a quick review for you.</p>
<p>I mentioned the Diva Money Club a month or so ago and I&#8217;ve been involved as a member, or Diva, since they opened their virtual doors.  Anyway, the gist of the <a href="http://www.1shoppingcart.com/app/?af=1310919">Diva Money Club</a> is they want to help all Diva&#8217;s and Divo&#8217;s (yes, men you are allowed to join too) get out of their jobs within 12 months and they do it in 2 ways;  real estate and online marketing.  Basically they will help you replace a $50,000 a year salary with one or both of those methods within 12 months.  (Ok so if you make more than $50k a year&#8230;don&#8217;t worry, I&#8217;m sure they will help you make that happen too!)</p>

<p>Who are the Diva&#8217;s?  Well a few of them you may be familiar with as they are friends of mine that you&#8217;ve seen on this blog before.  The other ladies I&#8217;ve come to really like and have become friends with as well.   Here is the breakdown for you:</p>
<p><strong>Steph Davis</strong> &#8211;  you may know her from FlipThisWholesaler.net   She&#8217;s the blogging and wholesaling diva.</p>
<p><strong>Shae Bynes</strong> &#8211; you may know her from GoodFaithInvesting.com   She&#8217;s the real estate Diva and online diva as well  (Plus she&#8217;s quickly becoming the private money diva because of all of the private money she&#8217;s been getting lately.)</p>
<p><strong>Julie Broad</strong> &#8211; you may know her from RevNYou.com  She&#8217;s the real estate and online marketing Diva.  She&#8217;s from Canada, eh?  hehehe I love doing that with Candian folks.  </p>
<p><strong>Susan Lassiter-Lyons</strong> &#8211; you may know her from well a lot of things and most likely theinvestorinsights.com  Susan has done it all.  She&#8217;s the Diva of Diva&#8217;s.  She&#8217;s made loads of money in online marketing, loads of money in commercial real estate, loads of money syndicating real estate deals and she&#8217;s raised over $26 million in private money (oh and yes, I said million!)</p>
<p>As you can see there are some real heavy hitters running the show at the <a href="http://www.1shoppingcart.com/app/?af=1310919">Diva Money Club.</a>  </p>
<p>Now, what do I think of it?  Well if you know me and I&#8217;d like to think that you do after spending this much time with me thus far, you know that I&#8217;m not about b.s.  I don&#8217;t care for it, I don&#8217;t have time for it and I don&#8217;t think you deserve it.  So I&#8217;ll never hold back what I feel (sometimes that&#8217;s good, sometimes uhh not so good <img src='http://www.goinflippincrazy.com/wp-includes/images/smilies/icon_wink.gif' alt=';-)' class='wp-smiley' />  )</p>
<p>Anyway, here is the scoop:  I have learned so much from just Susan alone these past couple of months that she alone is worth it.  You all know that I&#8217;m launching my ATM course, well a lot of questions that I have I ask Susan to help me with because she&#8217;s launched tons of courses online.  Actually, all of the Diva&#8217;s have launched some type of course online.  I think Susan may have the most, but Julie has a lot too.  Anywho, I don&#8217;t just get Susan&#8217;s feedback&#8230;I get everyones.  Plus, I get the feedback of the other members of the DMC.</p>

<p>It&#8217;s kind of cool&#8230;.we&#8217;ve all became a tight nit bunch and we&#8217;re constantly trying to help one another out;  whether it&#8217;s critiquing websites or sales pages or helping with wholesaling contracts or investor friendly title companies we&#8217;re <strong>ALL</strong> there to lend a hand.</p>
<p>Are they teaching some stuff that I already know?  Of course.  But that&#8217;s ok, not everyone else knows it.  I just don&#8217;t spend time on that stuff.  I spend time on the forum in the sections that I want to learn more about and I spend time watching the video modules that I want to learn about.  Oh yeah I forgot to mention, not only is there a forum but there are video modules for real estate investing and video modules for online marketing.  It&#8217;s awesome!  </p>
<p>Plus, they have extra bonus they&#8217;re always adding and they have something called Deep Dive Trainings.  They are just extra video trainings that they share.  It&#8217;s really great stuff!</p>
<p>So bottom line&#8230;.I give it 2 thumbs up. I have a lot happening lately, which is good, of course, but unfortunately I haven&#8217;t closed on an apartment building deal yet.  Patience I know&#8230;and I have found out they may take a wee bit longer then your typical single family deal.</p>
<p>I&#8217;m being a tad bit impatient though because I really don&#8217;t want to have to get a j-o-b!  Know what I mean?  I will though if I have to&#8230;I mean if it&#8217;s necessary to help take care of my family while I do the apartment thing on the side then it&#8217;s ok.  That&#8217;s not the worse position to be in (it may seem like it because I&#8217;m not your &#8220;normal&#8221; type of job person&#8230;..but it would only be temporary.)</p>
<p>You might say &#8220;well why don&#8217;t you wholesale while working on apartments?&#8221;  And I&#8217;d say that&#8217;s a fine idea, but realistically to be successful at wholesaling you&#8217;re busting your ass and networking and marketing and doing all of the things that I honestly, want to spend my time doing with apartment buildings.  </p>
<p>Sometimes I have that conversation with my self and it makes sense and other times it doesn&#8217;t.  But the big key is, just because you have a deal under contract when wholesaling does <strong>NOT</strong> mean you&#8217;re necessarily going to bring money in (deal could fall through for a number of reasons, etc.)  And if that happens, well that doesn&#8217;t do the whole family bank account much good  <img src='http://www.goinflippincrazy.com/wp-includes/images/smilies/icon_smile.gif' alt=':-)' class='wp-smiley' /> </p>
<p>Trust me, I am not dissing wholesaling in any way shape or form.  I made some decent money as a wholesaler but I also remember that to make that decent money I worked my ass off.  Not that I&#8217;m afraid to work my ass off anymore but I want it to be focused on apartment buildings.  The goal:  to accumulate enough apartment buildings that throw off enough passive income for me to live off of and for Kathy to live off of and quit her full-time gig (Remember my <a href="http://www.goinflippincrazy.com/2010/01/14/f-r-e-e-d-o-m/">F R E E D O M</a> post?  That&#8217;s what it&#8217;s all about. )  Passive income does not happen from wholesaling.<br />

So my idea was to get a silly j-o-b that I would just go and do my time (like a prison sentence, right? lol) and have normal set hours so therefore I could manage all of my apartment buildings activities around those set hours.  And at least I&#8217;ll get a lil bit of money coming in regardless (that is probably until my ass gets fired lol because I spend too much time on real estate hehehe)</p>
<p>If anyone sees a flaw in my thinking please let me know.   My debt, folks, is really pissing me off and really determining all of the moves I make.  I don&#8217;t know if you remember, but I &#8220;borrowed&#8221; enough money to live off of for 3 months in hopes that we&#8217;d get an apartment deal by then&#8230;&#8230;..well I&#8217;m tired of paying nearly the minimum on my debt and I&#8217;m tired of being broke all of the time.  I know a j-o-b is not my end goal, but I think I may be considering it a stepping stone to at least allow me to put a crap-load more money towards paying off my debt while I work towards my passive income goals.</p>
<p>Btw, yes the atm&#8217;s are kicking it, even the new one&#8230;.but still, doesn&#8217;t throw off quite enough for me to live off of completely yet.  </p>
<p>That&#8217;s the bad news, but now for the good news.  I&#8217;ve been a networking fool lately.  At toastmasters, whenever I meet folks and definitely at that tradeshow I went to last week.  I think I may have found myself a new private money lender at the tradeshow (we&#8217;ll see,) I found an awesome contact who referred me to a property manager and the property manager was fantabulous and she referred me to 2 commercial brokers and told me she&#8217;d keep me informed of any properties that she hears coming on the market.</p>
<p>A lady at karate last week saw my <strong>WE BUY HOUSES</strong> lettering on the back of my car and asked for my card.  She called me last night. We spoke.  They owe more than their house is worth&#8230;.I told her I could probably make her an offer and do a shortsale but she&#8217;d walk away with nada.  She understood and said she&#8217;d talk to me in the future when they saved enough money to move out.  In the meantime, she tells me about a 12 unit apartment complex near us that she&#8217;d like to move back into because the rent was dirt cheap.  She tells me that the landlord tried to sell the complex before but the deal fell through.  The owner since moved into a retirement community.  Of course, I talked to her about that complex and she said she&#8217;d get the info for the owner (since her mom still rents from her) and give it to me so I can call her, plus she&#8217;d pass my info along to the owner as well.   Fingers crossed!</p>
<p>Toastmasters meeting tonite again and I&#8217;m bringing Kathy with me aka dragging her kicking and screaming with me!  Afterwards, we&#8217;re going to drive by 2 properties; a 6 unit and a 12 unit that aren&#8217;t far from there.  If we have some interest in the neighborhood, which I&#8217;m sure we will, we&#8217;ll make appointments with the brokers and put in LOI&#8217;s.</p>
<p>Friday, we have a 3:30pm appointment at Starbucks with a broker I met at the tradeshow.  He knows of a 45 unit property that will be coming on the market sometime soon in our area.  And I know, I don&#8217;t drink coffee&#8230;lol  but I like Starbucks&#8217; banana nut bread and their strawberry banana smoothies.  Yum.</p>
<p>Saturday, I still have to confirm, but may be seeing a 4 unit property.  Monday have an appointment to see a 2 unit property.  These are all smaller than I&#8217;m really interested, but I don&#8217;t think it hurts to practice.  These gave from my mailings.</p>
<p>Just got another fax back form from my mailings of a lady that has a 10 unit.  We&#8217;ve been playing phone tag tho.  Sent out 255 pieces, 9 came back undeliverable and we got 5 responses so far; 3 by phone and 2 by fax back form.  Just over 2% response rate.  Not as good as the last piece we did.  </p>
<p>Tomorrow we are going to a Chamber of Commerce mixer to see what we can make happen.  It&#8217;s $10 for non-members.  We still don&#8217;t know which chamber to join yet.  So we&#8217;re just going to the free events and any of the cheaper events for non-members.  </p>
<p>And today, I&#8217;m going to have Kathy call our next potential private money lenders to set up a lunch appointment with them tomorrow or Friday (those were the folks who were excited to do real estate deals with us but went on vacation.)</p>
<p>Soooo things are definitely moving along, but I don&#8217;t foresee an apartment deal by next month, so that&#8217;s why I mention the j-o-b thang.</p>

<p>Ok so you remember the longer <a href="http://www.goinflippincrazy.com/2010/03/31/attracting-private-money-with-my-elevator-pitch/">private money pitch</a> that you saw on video, right?  Well this is my shorter private money pitch.  And I know the video says I&#8217;ll be using it tomorrow at the convention, but I actually recorded that video a few days ago&#8230;.so I used the pitch all day yesterday at the convention.</p>
<p>I think I even shortened it and went into detail if folks asked questions.  At first, I have to admit that it was a little intimidating being in a huge convention center with soooo many people and not knowing how to approach folks or what to say, etc.  Because of course, I just wanted the opportunity to try my pitch.   After a while I started to get the hang of it and felt more comfortable talking to folks.  After a bit I would randomly sit down next to folks just to ask what they do for a living  lol</p>
<p>I got 1 guy who told me he thinks he&#8217;d be interested and to definitely email him.  Another couple seemed interested but they didn&#8217;t have any contact info, so I gave them my biz card (probably never hear from them.)  About 1 or 2 other folks seemed like they may know folks that may be interested.  I got biz cards and I put EVERYONE into an excel spreadsheet today, along with some notes on the back of their biz cards.  I&#8217;m going to stay in touch with everyone, but definitely with the potential private money folks.</p>
<p>Met a couple of new mortgage brokers and commercial real estate brokers.  Had a free lunch, free dinner and an open bar (I don&#8217;t drink so I just had 2 sodas.)  Also attended a free seminar on financing in today&#8217;s market.  All in all it was a pretty good day.</p>

Attending Dave Lindahl&#8217;s Private Money/Syndication Bootcamp has really made me realize how super important networking is.  It was actually one of the speakers there that really made it sink in.  His name is Joel Brough.  I first was introduced to Joel at round table discussions that Dave had.  Joel was speaking about Property Management.  He gave some awesome information about how to network with property management companies to get information from them and to then get information from other folks.</p>
<p>Joel then came up on the last day of the Bootcamp to talk about networking (grant it, he was trying to sell some software that apparently he and Dave created) but the reality was a lot of stuff he was saying made sense.  A lot of times we network with folks at perhaps REIA meetings or seminars and bootcamps and we collect tons of business cards but we don&#8217;t stay in touch with folks.  Sometimes we may not even make contact again after getting their initial business card.  Well that was wasted networking efforts.  Why put the time in to get the business cards if you aren&#8217;t going to take advantage of them?</p>
<p>Anyway, he says not to go to these events with business cards.  He says &#8220;it&#8217;s not about you! It&#8217;s about them!&#8221;   He says to have your &#8220;elevator speech&#8221; ready to give to folks but don&#8217;t hand them a business card, just get there business card.  Then come home and put them in your database and stay in constant contact with them, etc.  Obviously he went into more detail but you get the gist of it, I&#8217;m sure.  I really liked Joel.</p>
<p>So now I&#8217;m totally excited to network.  Dave and others gave us great ideas and examples for our elevator speeches and I&#8217;ve been practicing mine since Friday night.  I&#8217;m ready to use it on everyone.  And who knows&#8230;perhaps I&#8217;ll get a bunch of<br />

I am going to a my first ever Toastmasters meeting next week.  Not because I am afraid to speak in public, cuz I&#8217;m not, but I&#8217;m sure I can learn some great techniques there, but I&#8217;m going because it&#8217;s a networking opportunity and this particular chapter meets at a country club  hehehe  so hopefully there is money there that I can eventually tap in to.</p>
<p>Kathy and I will begin to meet with a few folks that we know for a fact have money and have even spoke to us about either investing with us in regards to the money angle or investing with us in regards to buying properties (this guy we&#8217;re going to try to convert to a private money lender tho.)  Plus, after I get my speech and presentation really down good&#8230;.I&#8217;m going to meet with a high school friend&#8217;s father who I know has money and I know knows lots of folks with money.</p>
<p>As far as offers go, we still just have that one out there and after re-doing the numbers&#8230;as long as we use equity investors and not debt investors, I think our initial offer of $900k to $925k is good!  (I thought I screwed something up with the numbers and was suppose to offer $750k to 800k!)</p>
<p>Kathy is meeting with a commercial broker in Odessa, Texas today and I also set up a meeting for her to meet a woman at the Economic Development Committee.  She&#8217;s there for work so I figured I&#8217;d put her to work for us too!  The Odessa/Midland area is an emerging market that we&#8217;re targeting for now.</p>

Private Money Lenders and finding them is generally a big deal for most, if not all investors.  We all want to know &#8220;how do we get the private money lenders?&#8221;  Right?   Because if we have the private money lenders then we have access to cash and we can make more cash offers and get more deals accepted but more importantly with this private money source at our finger tips our confidence is higher as well!  </p>
<p>Well Kathy and I were in Boston, Massachusetts last week for a Private Money Lender seminar.  We spent all day Wednesday, Thursday and Friday with Dave Lindahl for his Private Money/Syndication Bootcamp.  (It was $2997 for those who are wondering.)</p>
<p>Anyway, with the bootcamp we got his private money course in hard format prior to going to the bootcamp.  I had read it before getting there and we got new, different materials when we arrived.  I&#8217;ve been to many real estate seminars before and as always, one of the best parts about the seminars is the networking with like-minded folks.  It&#8217;s just awesome.<br />

Besides that tho, we were hoping to find some private money lenders at the bootcamp hehehe  Didn&#8217;t happen yet, but we&#8217;re still hopeful that some of the contacts we made may be private money lender worthy lol   We learned a great deal at the bootcamp and the big thing there was syndication.  Syndicating your deals so you can get paid an acquisition fee from your private money lenders at closing.  It was super interesting and confusing as well.  There was an SEC (Securities and Exchange Commission) attorney there speaking for a day and a half explaining the rules and regulations.  What you can and can&#8217;t do, etc.  </p>
<p>Overall, I really liked the Private Money/Syndication Bootcamp.  At the end we had a strategy session with one of Dave&#8217;s coaches (of course they try to sell you the coaching program i.e. $8,000 to $10,000) but we don&#8217;t have those funds at this time but the coach spent an  hour with us (it was only suppose to be 20 minutes) and gave us a great deal of information and action steps to take.</p>
<p>Kathy and I have been talking about the need for a coach/mentor and we&#8217;re thinking of going with a gentleman that was referred to us by someone who I met recently from Scott&#8217;s <a href="http://www.strugglinginvestor.com">Struggling Investor</a> blog.  I plan on giving this fella call and chatting with him a few times to see if he&#8217;ll be a good fit for us.</p>
<p>I&#8217;m super psyched to hit up some private money lenders&#8230;.or folks that I feel have the potential for being private money lenders for us.  We are still practicing our pitches (I practiced mine while laying in bed last nite, while driving home last nite, while in the shower this morning and while driving to my mom&#8217;s this afternoon!)  I also practiced it on some lady in a New Jersey Turnpike Service Area bathroom  lol  I did awful by the way&#8230;.but better to screw up with her then someone I really don&#8217;t want to screw up with, right?</p>
<p>I said to Kathy, &#8220;I just practiced on that lady.&#8221;  She said &#8220;I know, I heard you.&#8221;  I said, &#8220;I sucked.&#8221;  Kathy said &#8220;I know, but that&#8217;s ok.&#8221;  lol</p>
<p>We got a lot going on right now.  2nd direct mail campaign is out, already getting calls (no fax backs yet tho) and we&#8217;ve got a whole lot of action items to tend to and that verbal offer I made??  Remember??  Well the broker told me that he&#8217;s trying to get the seller to see reality and thinks he could get him to my price within 3 to 4 weeks.  Yikes I say!  Not because I&#8217;m scared (well maybe a touch) but because we actually saw the property #1 (which it&#8217;s in a C area and is a C property with lots of deferred maintenance) but #2 because I messed up when I was figuring out the numbers and the offer should have been way less  <img src='http://www.goinflippincrazy.com/wp-includes/images/smilies/icon_smile.gif' alt=':-)' class='wp-smiley' />    You live and ya learn right?   </p>
<p>Luckily, I called ChrisBuysApartments and asked him what to tell the broker so I don&#8217;t sound like a complete idiot.  Thanks Chris!</p>
<p>Moving right along&#8230;a lot to do and oh yeah, Kathy&#8217;s away this entire week and I have the kids.  And Joe&#8230;oh my gosh, has shit to do all this week&#8230;baseball then karate then baseball then karate.  I swear the only day he doesn&#8217;t have something is Monday.  Oh and to top it all off he has a religion project due for school  lol   Definitely my strong suit, right?  (For those that know me, know that&#8217;s sarcasm!)</p>

Bill Wrixon is part of a company called New World Lenders (Part of NDG Financial.)  And when T. Harv Eker spoke earlier in the day he actually said he uses 3 of the passive income opportunities that are being presented today.  This is one of them.  He has some passive income coming from this company as does his daughter (he bought it for her for a college present) and his mother (she was losing money left and right and he told her to put some of her money into this company.)  Anyway, Harv doesn&#8217;t tell you to invest in <strong>ANY</strong> of the presenters businesses, he just says they are here for you to learn from and if you like what you see then you must do your own research, he&#8217;s not officially recommending anyone to us.</p>
<p>Ok with that said, Bill just really spoke about his company and how you can get involved with them.  What they are is basically one of those Payday Loan type of companies.  The group of NDG Financial is one of the worlds largest online short-term credit providers.  They are licensed under the European Financial Services Authority.  They were founded in 1995.</p>
<p>They have over $725 million in annual sales.  They lend to people when others won&#8217;t.  They give out $5k in loans a day and only have a default rate of 10-16%.  They get 60,000 leads a day and they convert 38.5% into loans.  Plus, of the 60,000 leads, 85% of them are returning customers.</p>

<p>The PayDay Lender industry thrives now because&#8230;..</p>
<p>1) We moved to a here and now society.  A cultural shift with a decline in our savings account.<br />
2) The product is an unsecured line of credit.</p>
<p>Who are their customers?<br />
Average Income-  $51,000 / yr.<br />
58% are college educated<br />
68% are below 45 yrs. old<br />
41% are homeowners</p>
<p>And as you might have suspected already they charge a crazy amount for the money, but as we know as real estate investors when you need money, sometimes it&#8217;s worth paying the cost (i.e. hard money.)  Obviously, I don&#8217;t see myself getting a payday loan anytime soon but the fact is a shitload of folks all over the world get them.  When I was in Cali, Kathy and I walked passed a payday loan place on our way to Alcatraz and the place was packed.  I pointed it out to her and was like &#8220;how bout that?&#8221;  (She, of course, was at the seminar with me and knew about NDG Financial.)</p>
<p>Anyway, their opportunity to earn yourself some passive income is as follows:<br />
1) Minimum investment needed is $20,000<br />
2) You get paid your interest monthly<br />
3) Interest rates per year:<br />
$20k &#8211; $99k =     12%<br />
$100k &#8211; $249k =  13%<br />
$250k &#8211; $399k =  14%<br />
$400k and over = 15%</p>
<p>(interest on $20k will average $200/mo.)</p>
<p>4) 10 year Bonds redeemable every two years.  Variable rate with fixed first two year term.</p>
<p>So basically, you&#8217;re lending your $20k for 2 years and collected $200/month on it.  At the end of 2 years you&#8217;ll have collected $4800 in interest payments on your $20k and then you can choose to redeem your $20,000 or keep it invested.</p>
<p>Personally, I liked the sounds of it but I was thinking if I had $20k right now I&#8217;d probably buy some more atm&#8217;s.  Perhaps in the future <strong>WHEN</strong> I have excess money and need other places to put it, I will revisit this idea again.</p>

Ok now this was the first real estate guy they had present at the Passive Income Opportunity seminar aka Never Work Again.  His name was Bill Barnett (G. William Barnett II)  </p>
<p>His big thing:  Now is the single best time to get into real estate! (of course, we all know that tho.)</p>
<p>He calls it Real Estate NOW and NOW stands for New Order of Wealth.  He says to make sure that who you&#8217;re learning your real estate stuff from is a product of what they teach.  So basically they are doing in the field actively what they teach.</p>
<p>He&#8217;s also a fan of what he calls &#8220;rolling up&#8221; I&#8217;m pretty sure he means 1031 exchanges cause he says to start small and use it to buy bigger.</p>
<p><strong>Keys to Real Estate Success</strong><br />
How to go from limited to success or from just plain failure to success?</p>
<p>Step 1-  Getting your head on right<br />
<em>Key Question</em> Am I going to go with the flow and follow the pack?  or Am I going to realize the market we&#8217;re in and lead the pack!!!</p>
<p>Step 2- Shut out the noise<br />
<em>How to evaluate a real estate market!</em><br />
Look at Job Growth- people go where the jobs are (census.gov.)<br />
Does it have any serendipities- does it have any extra benefit?  Like a beach? technology? beautiful? conventions?<br />
Don&#8217;t listen to the media!<br />
Shut out the bad &#038; open yourself to the GREAT!<br />
The great methods are the methods that are working TODAY!<br />
**We&#8217;ll be in this state/market for the next 1 to 2 years.**</p>

<p>Step 3- Put into action<br />
<em>Action equals OFFERS and MONEY</em><br />
Action also equals follow through.</p>
<p>Become a pro in the biz.  The size of the check makes you a pro!</p>
<p>*Treat real estate investing as the profession it is (you should be making &#8220;athlete&#8221; money.)<br />
*Stop making Spaghetti offers!  (i.e. making tons of offers to see what will &#8220;stick.&#8221;)</p>
<p>How offers should break down:<br />
Let&#8217;s take 20 houses we just looked at; do the math on all 20 houses, break down the offers after doing the math:</p>
<p><strong>Screamers</strong> low ball spaghetti offers (10 of the 20 will be these)  20% or greater off of asking price.<br />
<strong>Counters</strong> 7 or 8 of them will be decent enough that you&#8217;ll get counter offers. 10 to 20% off of asking price.<br />
<strong>Golden</strong> 1 to 3 of them will be Golden and accepted.  10% or less off of asking price.</p>
<p>The counters and screamers will go in a future wealth file for you to revisit.  <strong>ONLY SUBMIT YOUR GOLDEN OFFERS!!!!!</strong></p>
<p><strong>Creating Bank</strong><br />
Putting money together to fund your deals.</p>
<p><em><br />
***Becoming the investment of choice (for people with money)***</em><br />
Which do you do first?  Make offers or get money?  You do BOTH!</p>
<p><strong>The 4 Questions to Becoming the Investment of Choice:</strong><br />
1) What&#8217;s my rate of return? (10 to 14%)<br />
2) What&#8217;s my risk? (You have a 1st lien position in below market real estate)<br />
3) How long is my money tied up for? (6 to 9 months, unless you choose to leave it in the deal)<br />
4) How much money is required? (This is gonna depend on the deal you&#8217;re currently working on)</p>
<p><strong>Solid Gold Script to Get Private Money</strong><br />
<strong>Harv, I know this isn&#8217;t for you, but who do you know, that might be interested in earning 10% to 12% on their money, secured by a first lien in below market real estate, short term 6 to 9 months?</strong></p>
<p>When someone shows interest ask them the following 2 questions:<br />
1) How much do you have available to lend?<br />
2) How much lead time do you need to get access to the funds?</p>
<p>*Always use a 3rd party for your private money transactions.  1) Real estate lien note and 2) Deed of Trust*</p>
<p>3 areas of profit in real estate:<br />
1) Wholesale &#8211; speed<br />
2) Rental &#8211; passive income/never work again<br />
3) Flips &#8211; big checks</p>
<p><strong>Seller Financing</strong>(to sell your properties)  *Sell your properties for 10% more by offering seller financing.)<br />
1) Wholesale &#8211;  this is your down payment that you receive.<br />
2) Rental- this is the monthly spread that your receive.<br />
3) Flips &#8211; this is your big check that you&#8217;ll receive in 3 &#8211; 5 years by a refinance</p>
<p>When you are seller financing deals for buyers charge them 8% compounded interest.<br />
When you are borrowing money from private lenders pay them 10% simple interest.</p>
<p>For those of you looking for private money&#8230;.how about some homework?</p>
<p>1) Create a HOT 100 list!  List at least 100 folks that you know.  Start right now with 50.<br />
2) Use the &#8220;Solid Gold Script for Private Money&#8221; on at least 3 investors that you know with money and then use it on everyone from your HOT 100 list.</p>

Now AJ is an option and commodities trading guy.  He is a co-host of the show the Market Guys Podcast (plus they have a website.)  I really enjoyed his session mostly because I&#8217;m interested in stocks and options, etc. but honestly, I&#8217;m really clueless about them.  He just seemed like a down to earth nice guy.  He wasn&#8217;t even trying to hawk a course or anything, just trying to inform and teach folks and you of course, could give him your info if you wanted more information from him.</p>
<p>His big concept that he wanted folks to grasp was:  &#8220;True wealth is learning how to leverage time!&#8221;  </p>

<p>He also stressed not to work with your back, but to work with your mind.  And above anything, if you want to make money hang around successful people.  If you want to be a bum, hang out with bums.</p>
<p>***Surround yourself with like-minded individuals***</p>
<p>All you need is a little bit of momentum.  His idea behind this is that water boils at 212 degrees&#8230;.BUT at 211 degrees, it&#8217;s still not boiling&#8230;it just needs that lil bit more and then bam at 212 degrees it boils.</p>
<p>So when the <strong>BUY</strong> intensity is so high and rapid you want to be on the right side of that.  And that most money made in 1932 was by the entrepreneurs. </p>
<p>He recommended books by Dr. Steven Leeb.  He also recommended a way that I&#8217;m sure a lot of us know about getting some passive income but I think it&#8217;s worth mentioning again&#8230;..if you have a podcast, blog or website you need to work it to accumulate a massive audience and then look for sponsors.</p>
<p>I know it doesn&#8217;t appear to be as much information here but I really did enjoy his session.  I learned a bit about option trading and commodities trading.</p>
<p>Oh one last thing that he wanted to stress with us is that <strong>OPPORTUNITY</strong> is everywhere.</p>
