			<content:encoded><![CDATA[<p>So our ATM Business is just moving along non-stop and we couldn&#8217;t stop it if we wanted to!  A company that we have bought some of our ATM&#8217;s from just emailed me recently and asked if Kathy and I were interested in placing our ATM in a particular location because it was too far for them.</p>
<p>The location is a high-end salon and spa.  They no longer let folks put their tips on the credit card, so they wanted an ATM in there so folks would hopefully tap the ATM so the stylists could still get a tip.  I don&#8217;t know how well this ATM will do, but we&#8217;re willing to find out.  Worse comes to worse, we have another ATM that we can place somewhere else if we&#8217;d like.</p>
<p>Actually, the hair salon that Kathy and I go to just recently started implementing the same rule:  no tips on credit cards.  We&#8217;ve been on him since January 1st to let us put an ATM in there.  All of the stylist we&#8217;ve talked to want one bad, because they keep getting screwed on tips!  But he, the owner, keeps sticking to his story that &#8220;they haven&#8217;t been having any issues with tips.&#8221;   I.E.  He is the owner, so people are still allowed to tip him on their credit cards  <img src='http://www.goinflippincrazy.com/wp-includes/images/smilies/icon_wink.gif' alt=';-)' class='wp-smiley' />    So maybe he ain&#8217;t having any problems but I know the girl that did my hair last time got screwed by me because I forgot cash and she said that some days everyone forgets and somedays maybe just 1 or 2 forget.  So I feel bad for them.</p>
<p>Anyway, this other salon and spa owner is very concerned for her stylists and it even showed with the ATM fee.  She refused to take any profit sharing because she wanted the ATM surcharge to be low for her customers (and in a sense for her stylists.)</p>
<p>We&#8217;ll see how things go.  Turns out, Kathy use to work with the salon owner way back in the day&#8230;&#8230;small world.</p>
<p>On a quick note:  yesterday my stepbrother played the &#8220;tinman&#8221; in his first ever play.  He acted fantastically and oh my gosh he can sing too.  Awesome job Zach!  But prior to the play my dad and stepmom had a party at their house for him.  So my stepmoms family was there.</p>
<p>One of her cousins owns tonssss of self-storage units and he funds them all with private money for the most part.  Smaller deals he has used all private money; larger deals he has gotten a big chunk of private money and then financed the rest.  He is just so intrigued by my ATM business and by us getting private money for our ATM business.</p>
<p>So he and I had a lot to talk about and we exchanged email information.  He gave me some tips for him getting private money (he solely gets his from friends, family and ex-coworkers.)  And I gave him some tips about the ATM business and how he may go about getting private money for his business from folks he doesn&#8217;t even know yet  <img src='http://www.goinflippincrazy.com/wp-includes/images/smilies/icon_smile.gif' alt=':-)' class='wp-smiley' /> </p>
<p>Ok gang that&#8217;s it for now&#8230;&#8230;..and in case you were wondering&#8230;.the ATM Business Blueprint is coming&#8230;..I had a graphics issue&#8230;fired the old graphics artist and am getting ready to hire a new one.  What can ya do?</p>

			<content:encoded><![CDATA[<p>We received a signed contract (that our lawyer drew up) from the jerk ATM partner yesterday.  So yesterday while I was at work I gave Kathy the ok to mail him his check.  Jerkhead received his check in the mail today and our ATM ISO officially changed everything on the account.</p>
<p>Soooo now we have 1 more ATM that is 100% owned by us.  Now we just have 1 partnership left with this jerk and it&#8217;s just going to have to stay that way because the ATM makes wayyy too much money that neither one of us could afford to buy the other one out.  That&#8217;s ok&#8230;..1 deal with him is better then 2!</p>
<p>The New Year is starting off gggggggggggggreat!  (and it&#8217;s not ever here yet!)</p>

Man do we have a lot going on.  We&#8217;ve really been Goin&#8217; Flippin&#8217; Crazy!  2 New ATM sites, a new potential private money lender and I don&#8217;t know if I mentioned it yet, but I decided to fix up my rental and sell it instead of renting it out again.</p>
<p>Kathy and I will be finished painting it this weekend and then next week we&#8217;ll be having carpet installed.  </p>
<p>Ok so we installed the ATM in a roller rink last friday.  That&#8217;s the machine we&#8217;re partnering with someone.  Remember, it&#8217;s his 1st ATM deal and we&#8217;re showing him how to do things.  </p>
<p>Plus, we ordered the machine for the gas station that my best friend referred us to.  So we should be installing that machine before the end of this month.</p>
<p>And remember our private money lender that loaned us the money on our 2 cash only ice cream stores?  Where they used their self-directed IRA to do so?  Well they just referred me to a friend of theirs who has their own self-directed IRA who may want to get into the ATM business as well from a private money standpoint and perhaps even from an ATM business owner standpoint at some time in the future.</p>

<p>Pretty cool, huh?  So as I&#8217;m sure you heard me say before in my posts and in some of my videos just make sure you <strong>ALWAYS</strong> do what you say you&#8217;re gonna do, pay the people who lend you money when you agree to and be easy to do business with and people will refer you business!</p>
<p>No matter what business you&#8217;re in&#8230;it&#8217;s really a people business!  Even when we&#8217;re dealing with ATMs.  There&#8217;s no tenants or toilets involved with our ATMs&#8230;they are just machines, but guess what?  Prior to getting the ok to place that machine in the location&#8230;.we were involved 100% in the people business!  We have to interact with the business owner and get them to like us, trust us and want to do business with us.</p>
<p>Even after the ok&#8230;.we still are in the people business when dealing with the business owners.  We talk to them, inquire about business and really just care about them and their business. </p>
<p>And believe it or not, even if you operate websites from your home, you&#8217;re still in the people business.  Because you want <strong>PEOPLE</strong> to read your website, right?  </p>
<p>That&#8217;s the last thought I&#8217;d like to leave you with today&#8230;.make it easy for folks to want to do business with you!  </p>

I did it finally!  I rolled over my IRA to a Self-Directed IRA with <a href="http://www.trustetc.com/">Equity Trust.</a>  My accountants only been telling me to rollover to a ROTH for a billion years now.  Now I just transferred to Equity Trust but after this goes through then I will rollover to a ROTH.  (If you roll over a traditional IRA to a Roth IRA before the end of this year you get to break it up into 2 years worth of paying the taxes on it.)</p>
<p>Thank you to Matt from Equity Trust for being on my behind and finally getting me today on my lunch break so I could do all of the paperwork. </p>
<p>If you have an IRA or 401K and haven&#8217;t looked into putting your money into a self-directed IRA perhaps you should take a moment to look over Equity Trusts website and you can call my guy Matt Tillac if you&#8217;d like to ask him questions.</p>
<p>Benefits of you rolling over your money to a self-directed IRA?  Well you have total control over your investments and what I mean by that is that if you want to purchase a piece of real estate with your IRA, you can.</p>

<p>If you want to buy ATMs with your IRA,  you can.</p>
<p>If you want to lend someone else money from your IRA so they can buy real estate and you can be the bank, you can.</p>
<p>If you want to lend someone else money from your IRA so they can buy ATMs and you can be the bank, you can.</p>
<p>If you want to lend someone else money from your IRA so they can (fill in the blank with <strong>ACCEPTABLE</strong> investments) and you can be the bank or enter into some kind of partnership with them, you can.</p>
<p>I know someone personally who is using their Self-Directed IRA to lend people money for their real estate deals.  Also, if you&#8217;ve read my blog before you know that the person who lent us money for our last 2 ATMs used their Self-Directed IRA to do so.</p>
<p>So if you&#8217;ve thought about it or if you&#8217;ve never even heard about it&#8230;do yourself a favor and investigate the option today.  You don&#8217;t have to do it, but you&#8217;d be doing yourself a dis-service if you didn&#8217;t at least educate yourself about the option that&#8217;s available to you.</p>

Well my court date for my eviction is scheduled for Wednesday morning at 11:15am.  I&#8217;m seriously thinking of selling the place if it&#8217;s in decent shape, which I have a feeling it will be.  Even though I&#8217;m pissed at my tenants for not paying, they always kept the place immaculate and even added &#8220;home&#8221; touches to it.</p>
<p>Starting October 1st, Kathy and I are going to go through a major shift in our finances&#8230;..we are going on a major budget to pay off of debt.  Speaking of which, did you read this post by Shae that will <a href="http://www.goodfaithinvesting.com/2010/09/20/i-need-your-help-please-quick-5-minute-survey/">help you get out of the rat race?</a>  Shae is the one who helped me with the actions that Kathy and I will be taking come October 1st.  (P.S. Shae, I hope it was ok to say that lol)  </p>
<p>My thinking for selling goes like this:  Do I want to have a crap load of debt and collect $300 a month positive cashflow from this place?  or Do I want to sell it and get rid of 1 huge debt and possibly another big one?  And then work on bigger and better streams of positive cashflow?  (Btw, that $300 goes right out the window when you have to evict a tenant 1 time.)</p>

<p>So the jury is still out with the rental property.  But funny story, last night Kathy and I went to fill the strip club.  Well it was Race Weekend and the place was PACKED.  And I mean PACKED!  There were guys all over the place and security guards all over the place.  Some guy stopped us walking in and asked &#8220;Have you been in there?&#8221;  And I said &#8220;Tonight?  No. Why?&#8221;   And he says  &#8220;two women unattended&#8230;it&#8217;s probably not safe.&#8221;   I lol&#8217;d and said &#8220;we come here all the time, we&#8217;ll be fine.&#8221;   I should have said &#8220;I know the owners, all the girls, the manager and the tallest, badest security guard in there.&#8221;  But I didn&#8217;t&#8230;.</p>
<p>Now this was the first time we went there where there were more security guards there than their normal guy.  The first security guard stopped us to try to make us pay, until the BIG GUY that we know pushed him away and said &#8220;they&#8217;re the atm people, let them go.&#8221;  </p>
<p>Then we walked right over to the atm, right passed a gigantic security guard (one who was never there before.)  We noticed the machine was unplugged (i.e. it was out of money so the owners unplugged it.)  Well Kathy leaned down to plug it back in and little did we know but the gigantic security guard was following us and at this point he went for Kathy (it seemed) and said &#8220;leave it plugged in.&#8221;   </p>
<p>Well all I could do was react, thinking this big guy was going to grab her or something, and I stepped in and put my hand around his HUGE arm (ladies and gentlemen I couldn&#8217;t even get my entire hand around his arm lol) and I squeezed realllll hard and said &#8220;BACK UP&#8230;it&#8217;s our machine.&#8221;    Kathy looked at me and looked at him and he just said ok and backed up and went back to his station  lol</p>
<p>After that split second I thought to myself &#8220;holy shit his arms were huge and he could have crushed me like a bug!&#8221;  But of course, we don&#8217;t think of that stuff when we&#8217;re trying to protect our loved ones do we?  Anyway, as we walked out the security guard came up to me and said &#8220;sorry about that.&#8221;   I told him no problem.</p>
<p>Then Kathy and I thought and said to each other &#8220;hey, at least they are watching our machine!&#8221;  lmao  So I have to say that once again, I&#8217;m happy to be alive and so glad that mr. bad ass security guard didn&#8217;t crush me like a bug.  hehehe</p>
<p>Kathy and I went and saw that 4 unit that I seen already&#8230;.we will be making an offer on that cock-roach infested place tomorrow.  If it gets accepted&#8230;the private money hunt will be on.  We&#8217;re actually going to be making like a $35k offer, I&#8217;m thinking&#8230;place needs some work tho&#8230;.plus 3 tenants aren&#8217;t paying so we&#8217;re going to have to account for evicting them and only getting 1 months rent while we work on the places to get better tenants in.  Wish us luck!</p>

Do you remember my last post where I talked about <a href="http://www.goinflippincrazy.com/2010/08/29/found-a-motivated-multi-family-seller-half-empty-nester/">finding a motivated apartment owner</a> by reading the paper at work?  </p>
<p>Well I read the paper again and found another gentleman who was willing to hold some financing.  Sooo in the past week I&#8217;ve looked at 4 multi-unit properties.  A duplex, a triplex, a quad and a 6-unit.<br />

Quite frankly I&#8217;m not interested in the duplex at all.  It just wasn&#8217;t in an area that I&#8217;d like to invest in.  Not a war zone or anything but definitely drug-ville I can see.  Now the triplex was ok but it&#8217;s a triplex that should be 3 residential units but apparently the boro wouldn&#8217;t let him make it 3 residential units and one of the units is for a business.  It just doesn&#8217;t fit the property&#8230;..I guess I could check with the boro to see if they&#8217;d change that, but I dunno.</p>
<p>The 4-unit I really liked.  Keep in mind that the duplex, triplex and quad were all owned by an Amish gentleman.<br />

<p>I gotta tell you that I pulled up to the property and I was looking for his <img src="http://www.goinflippincrazy.com/wp-admin/images/horse_and_buggy.jpg" alt="horse and buggy" /></p>
<p>I mean there wasn&#8217;t any transportation near the property and you definitely needed it to get there (of course I was assuming he lived on a farm or something.)  I even asked him &#8220;how did you get here?&#8221;   He said his &#8220;assistant&#8221; lives around the corner and dropped him off.</p>
<p>I gotta tell you folks he was filthy.  I mean his hands were nasty&#8230;.soo dirty.  And folks will tell you well it&#8217;s because the Amish are hard workers and you know what I&#8217;m not going to deny that they are hard workers on the farm, but he definitely is not a hard worker when it comes to his rental properties.  They had <strong>TONS</strong> of deferred maintenance.  Don&#8217;t get me wrong he was the nicest man&#8230;.really nice, calm, well-mannered, etc.  but when he asked me for a ride to his other properties I kinda didn&#8217;t want to give it to him because he smelled reallllly bad.  I&#8217;m not even kidding.  But I gave him a ride.</p>
<p>So I have to do the numbers on his triplex and quad, cuz I&#8217;m not interested in the duplex.  Then today I looked at a 6 unit.  Veryyyy well kept property in an area that is completely new to me (actually so was the Amish dudes properties.)  The 6 unit is the guy willing to hold some financing.  He claims he has someone else interested in it as well&#8230;but as we all know, &#8220;being interested&#8221; and making and offer and actually going to settlement are 2 different things, right?</p>
<p>I&#8217;m going to do the numbers and make him an offer too.  Where will we get the money for any of these properties?  Hey&#8230;maybe a private money lender who wants to earn a decent rate of return on their investment.  Ever since I got private money for my last 2 atms (which are doing very well, by the way) I&#8217;ve been casually talking to folks about private money.</p>
<p>On to my current rental property&#8230;.tomorrow I will be posting a Demand for Rent notice on the property and I&#8217;m 99.99999% sure I&#8217;m evicting this tenant this month.  I&#8217;m not even going to tell you his excuses because I really didn&#8217;t listen as I didn&#8217;t care.  Don&#8217;t get me wrong, I&#8217;m a very nice landlord, but I&#8217;m very firm as well.  And I stick to my guns and start the process when you don&#8217;t pay (and especially when you don&#8217;t call and give me a heads up as to why you haven&#8217;t paid&#8230;not that I care to hear your excuse, but it&#8217;s just a courtesy thang with me I guess&#8230;&#8230;ya know?)</p>
<p>Anyway, I really like these tenants and apparently the hubby is asking if his dad will bail him out (mind you, the tenant is a grown man, in his late 40&#8242;s or early 50&#8242;s.)  I told him that if his dad or brother bails him out this time that I would be willing to sit down with him and his wife and go over their finances with them and help them come up with a budget.  Basically, the guy has a spending problem&#8230;.he buys crap and then has no money for the bills.</p>
<p>Btw, he called me and said &#8220;Thank God I got your message before Maggie.&#8221;   His wife has no idea what&#8217;s going on with their finances&#8230;he started whispering to me and said &#8220;I gotta go outside, Mags just got home.&#8221;   Soooo, I told him that he needs to tell his wife what is going on and that she perhaps may even be the better person to handle the finances since he can&#8217;t do it&#8230;..I said she&#8217;s gonna know tomorrow when I put your notice on the door.</p>
<p>Soooo I hope that his dad can bail them out and I hope that they &#8220;fix&#8221; themselves but I&#8217;m fairly confident it&#8217;s not going to happen.  I was chatting with my father tonite and he said &#8220;don&#8217;t worry, you won&#8217;t have any problem renting that place in this market.&#8221;  Sooo I hope he&#8217;s right because I just did my personal budget with Kathy and paying my rental property mortgage is <strong>NOT</strong> in the budget lol  </p>
<p>More on that in my next post.  Btw, my hours are changing at the BMW job.  I just asked the General Manager if I could work 9 to 6 on my early days and 10 to 7 on my late days.  Reason being is that school started and I need to be here in the morning to get Joe off to school when Kathy is traveling, plus I want to get home at a relatively decent time to go over his homework with him and get him to bed at a decent time.  The GM was fine with it.</p>
<p>P.S.  I&#8217;m doing ok with my diet and exercise routine.  Well I don&#8217;t want to call it a diet, it&#8217;s more of a lifestyle change where I start eating better&#8230;&#8230;&#8230;and I&#8217;m doing better on that aspect moreso than the exercise routine, but it&#8217;s cuz I&#8217;ve been so tired from working my tail off (work work and then atm&#8217;s.)  This week will be better hopefully.  </p>
<p>P.P.S.  And yes, I&#8217;ve been losing weight.  hehehehe</p>

This week we received our check in the mail from our first ever private money lender for our 2 new atm&#8217;s we are going to be placing.</p>
<p>Our fantabulous private money lender has sent us enough money from their Self-Directed IRA to pay for 2 ATM&#8217;s, 2 Wireless modem&#8217;s and cash to put into both machines.  Sweet huh?  So now you can treat your ATM biz just like you treat your real estate biz and use OPM (other people&#8217;s money) to get things moving!</p>
<p>I mean think about that huge win/win situation there.  You get the money you need for your ATM&#8217;s or real estate deals and your private money lender gets to use their self-directed ira or cash to make a decent return on their moolah.  Awesomeness!<br />

So anyway, the money was deposited into our biz account and now we&#8217;re waiting for it to clear so we can pay for the machines (which have already been ordered) and the modems.  </p>

<p>Now here&#8217;s the deal folks, if you want to make this salad you have to make me a promise.  Ok?  The promise is that when you eat it that when you put your fork into it that you take a bit of everything on the plate on your fork!  So make sure you have some tomato, watermelon, basil, romaine and goat cheese on your fork and then eat it.  In the words of Usher &#8220;OH MY GOD&#8221;  lmao (I&#8217;m a dork)  it really is amazing.  It&#8217;s like a party in your mouth!</p>

<p>Now a quick funny story&#8230;at least I think it&#8217;s funny lol  it may have been one of those you have to be there things.  Anyway, do you know that song &#8220;Billionaire&#8221; by Travie McCoy featuring Bruno Mars?  Well I heart that song!  And I&#8217;m always singing it and I ask Kathy one day if she likes that song and she has no idea what I&#8217;m talking about and kind of looks at me like I&#8217;m on crack.  So we&#8217;re driving in the car and it comes on and I crank it up and I&#8217;m just singing away.  Again, she&#8217;s looking at me, shaking her head like&#8230;you big dork.</p>
<p>Btw, I&#8217;m an R&#038;B and hip hop kind of gal and Kathy&#8230;.well not really, but she&#8217;s come a long way since meeting me&#8230;.she even bought a 112 cd once (they are my favorite band for those who may be on jeopardy one day and Alex asks what my favorite band is!)</p>
<p>Anyway, that night we come home and we&#8217;re playing some poker online (for like a buck, nothing major lol  we don&#8217;t play FOR REAL online) and I decide to youtube the &#8220;Billionaire&#8221; song and I keep playing it and singing it and Kathy&#8217;s just giving me dirty looks now because she&#8217;s tired of hearing the song and she wasn&#8217;t really into the song at all.</p>
<p>Now it&#8217;s time for bed and I&#8217;m in the bathroom brushing my teeth and Kathy comes walking in and she&#8217;s just humming away&#8230;.and yep you guessed it she&#8217;s just getting into it humming the &#8220;Billionaire&#8221; song  lmao  it was hilarious.  I look at her and say &#8220;Are you humming the Billionaire song?&#8221;  And her eyes get all big and she&#8217;s like &#8220;NO.&#8221;   I said &#8220;you&#8217;re totally humming the Billionaire song, I told you it was a good song.&#8221;   Now her face is bright red and she&#8217;s like whatever and just walks away.  It was the funniest thing.</p>
<p>Oh and on another music note&#8230;.Andrew was in the back seat of my car one day last week and we&#8217;re driving and I ask him if he wants to listen to some good music (he&#8217;s 3 1/2.)  And he says yes.   I figure it&#8217;s my duty as his Auntie Carey Buck to expose him to real good music since both of his moms and well all of his family, well let&#8217;s just say doesn&#8217;t listen to the best music really (in my opinion of course lol)   </p>
<p>So I play some Bobby Valentino for him and he wasn&#8217;t digging it at all.  Then we went to R. Kelly again not digging it (but I really couldn&#8217;t play much of that song  lol)  Then we got to 50 cent and again, I couldn&#8217;t really play the song, and then I came to a Lil Kim song and really couldn&#8217;t play much of that and really every song I played I couldn&#8217;t play much and he wasn&#8217;t digging them anyway.  </p>
<p>Then I played &#8220;The Reason&#8221; by Hoobastank and he really liked that one.  He made me play it like 5 times in a row.  And I was singing it for him so he could learn the words and he was watching my mouth intently then he says &#8220;Can you play that from the beginning again?&#8221;  And I say &#8220;absolutely.&#8221;  And he follows it up with &#8220;but don&#8217;t sing this time.&#8221;  Lmao  I started laughing out loud I asked &#8220;you don&#8217;t like my singing?&#8221;  He said &#8220;no.&#8221;    Gotta love kids and their honesty eh?</p>

And guess what?  Our private money lender is using their self-directed ira to fund the transactions.  Hmmmm have we heard about that before?   Yes we have.  We hear about it all the time with real estate deals!</p>
<p>So I just wanted to let you know that before you think you can&#8217;t get into the ATM business because you have no money&#8230;..well just remember, you probably know people who have money or at least have money in an IRA or 401K.  And you can help them roll it over into a self-directed IRA so they can fund your next ATM deal.  Cool eh?</p>
<p>P.S. If you&#8217;re wondering why we wouldn&#8217;t use our own self-directed IRA to fund our ATM deals it&#8217;s because we want the passive income that our ATM&#8217;s are providing and if we loan our ATM business money from our IRA&#8217;s than 100% of the profits have to go back into our IRA&#8217;s.  And that isn&#8217;t helping our passive income needs.   <strong>BUT</strong> someone else can use their IRA&#8217;s to lend us the money and we just pay their IRA back as a loan.   </p>

Yep, you read the post title correctly:  yesterday was my first and last day on the job as a brand spanking new bill collector!  lol  Mhm, if yesterday wasn&#8217;t my first and last day I would have become the person everyone ignores and hates to hear on the phone!</p>
<p>I started yesterday morning at 8am.  (Woke up at 6am OMG!!!)  It was just training&#8230;.can you say &#8220;yawn?&#8221;  zzzzzzzzzzzzzzzzzzzzz</p>
<p>Anyway, at about 12:30pm I get a call from BMW telling congrats and they&#8217;d like me to come on board starting soon and they&#8217;ll email me the details.</p>
<p>hehehe  This was the internet sales coordinator job, one of the two jobs that I would have been ok with having (still haven&#8217;t even interviewed with BOA yet.)   So I get the email, read all of the details about pay, bonuses, commissions, etc. and then call the collection job and tell them I&#8217;m not coming back.</p>
<p>Starting on Monday, June 21st I&#8217;ll be a new employee of:</p>

<p>And I&#8217;m ok with it.  Monday I&#8217;ll find out my official schedule (as the General Manager wants to sit down with me and the other dude he hired too so we can see if we can work out our schedules amongst one another.)  After that, I&#8217;m off to the races with working around it and buying a multi-unit.<br />

Chris was right, it feels much better to know that the main bills will be paid, makes it much easier to be able to negotiate deals properly as I won&#8217;t appear desperate.  Btw, don&#8217;t think I haven&#8217;t been doing nothing this whole time in regards to multis&#8230;because I have&#8230;.a new post is coming up as well.  Networking really does pay off folks.</p>
<p>Soooo is anyone in the market for a new beamer or what?   lmao  Just kiddin&#8230;..well not really!</p>
<p>P.S. Ya think I can find some private money walking in the BMW door?  I think that&#8217;s possible.  I mean if you have $124k to spend on a new 7 series I think you probably have some extra cash to be a private investor for yours truly, right?</p>
