Well folks, my big announcement is……delayed lol hehehe I know, I know……I’m horrible.
I spoke to the folks yesterday and I have something pretty big (for me, anyway) in the works
for my ATM Business Blueprint course. This is being postponed until 2012 (later in the year.)
Which was a relief and also a blessing at the same time. I mean it would have been exciting
to do this right now (it would have been very last minute) but now I actually have some time
to perfect my speaking and my presentation.
And like my accountability partner said about me having a lot of time to practice and perfect
things, that will be my ticket to “a long term relationship.” Which I think would be a beautiful thing!
I know I’m being secretive but trust me, it’s really cool and I’m hoping to pull it off next year.
Definitely you all will be in the loop. For now, I’m going to be doing online webinars,
interviews and speaking engagements for my ATM Business Blueprint course. All the while, while looking for multi-family properties.
So, if you have a REIA that you think would love to hear about a perfect complement to any real estate

Man do we have a lot going on. We’ve really been Goin’ Flippin’ Crazy! 2 New ATM sites, a new potential private money lender and I don’t know if I mentioned it yet, but I decided to fix up my rental and sell it instead of renting it out again.
Kathy and I will be finished painting it this weekend and then next week we’ll be having carpet installed.
Ok so we installed the ATM in a roller rink last friday. That’s the machine we’re partnering with someone. Remember, it’s his 1st ATM deal and we’re showing him how to do things.
Plus, we ordered the machine for the gas station that my best friend referred us to. So we should be installing that machine before the end of this month.
And remember our private money lender that loaned us the money on our 2 cash only ice cream stores? Where they used their self-directed IRA to do so? Well they just referred me to a friend of theirs who has their own self-directed IRA who may want to get into the ATM business as well from a private money standpoint and perhaps even from an ATM business owner standpoint at some time in the future.
Pretty cool, huh? So as I’m sure you heard me say before in my posts and in some of my videos just make sure you ALWAYS do what you say you’re gonna do, pay the people who lend you money when you agree to and be easy to do business with and people will refer you business!
No matter what business you’re in…it’s really a people business! Even when we’re dealing with ATMs. There’s no tenants or toilets involved with our ATMs…they are just machines, but guess what? Prior to getting the ok to place that machine in the location….we were involved 100% in the people business! We have to interact with the business owner and get them to like us, trust us and want to do business with us.
Even after the ok….we still are in the people business when dealing with the business owners. We talk to them, inquire about business and really just care about them and their business.
And believe it or not, even if you operate websites from your home, you’re still in the people business. Because you want PEOPLE to read your website, right?
That’s the last thought I’d like to leave you with today….make it easy for folks to want to do business with you!

You know I’ve been doing a lot of thinking lately and a lot of reading and just a lot of wondering too. And I’ve figured out what FREEDOM means to me and I’ll share that with you but first I want to publicly thank 2 people. Both I’m sure have no idea that I’m thanking them here. 🙂
First and foremost is Steph, we all know her as Tampa Steph from Flip This Wholesaler. Her and I had a little email back and forth a few days ago and she answered a question of mine openly and honestly and it actually made me think and made me admit things out loud and it also made me realize that I definitely need to do something to make this a reality NOW.
Reading Steph’s response I realized, well actually I already knew this before but didn’t share it too much and didn’t really think I had a choice either, that I don’t enjoy wholesaling as much as I enjoy my internet adventures. Like working on this blog (odd that it’s about flipping and wholesaling, huh? Actually, if you read the majority of the posts….it’s NOT!,) working on my Gay Marriage website, working on my Our Gay Lives blog, working on my BBW Dating site and working on my BBW Life blog.
I really enjoy doing all of those things and I honestly wish I could dedicate more of my time to them everyday, especially the gay marriage site because that is something that I’m very passionate about and something that definitely needs to change in this world.
I also enjoy getting the small revenue that I get from getting paid ads on my gay marriage site, adsense from all of my sites and memberships from my dating site. I’m not making huge money, but it’s nice to make some change when you don’t expect it and for doing something that you enjoy (and in most instances for doing something that is helping other people.) Obviously, if I had more time I could work on improving that income, but I don’t right now because I gotta figure out how to pay the bills *sigh*
Then on to thinking how I really enjoy and get excited about receiving my passive income from my rental property (I have a tenant that is an angel…pays be early every month. He’ll make 2 payments in a month for the next months rent payment.) And I really enjoy receiving passive income from my atm’s. That is super exciting.
When I talk about my atm’s and my rental property and my internet adventures I really don’t have anything that I don’t enjoy about those things. I mean grant it, I hate to have to evict someone, etc. but that’s once in a blue moon, it’s not a constant thing. I actually enjoy going to business owners and trying to talk them into letting me put an atm in their place. I actually enjoy visiting places in the world and taking pictures and videos and then bringing it back and adding it to my Gay Marriage site.
So what I realized from my brief back and forth with Steph is that I want to solely concentrate on accumulating passive income streams from this point forward. I don’t want to concentrate on active income activities like wholesaling or short sales or anything that requires me to be involved a great deal.
Remember I had started a direct mail campaign for apartment buildings? I’m going to go with that full force. Because that has the ability to be a huge passive income stream (definitely property management company material, don’t ya think?) I’m going to be looking at buildings with 50+ units primarily. I have spotted some with less that may be interesting, but my goal really is to first acquire a 50+ unit building.
Kathy is included in this goal for me PERSONALLY, because I’m tired (as is she) of her traveling for work all of the time and being away from home. It sucks. I mean once in a while no biggie, but constantly…it sucks. (Note: I love real estate investing…just not in the active income sense. Which is why I’m looking for passive income opportunities that apartment buildings can bring me. I sure hope this makes sense to SOMEONE out there!)
I mean I actually want to spend time with her and enjoy her company and do the things we want to do in life and plan how we can get there. That’s what you do when you love someone and want to be with them forever, right? You don’t want them to be away every week working so you don’t have to be near them? (Hey, maybe some people prefer that, but not I lol) And the key is I want to do all of this stuff NOW, while we’re young. Why in the hell should any person or any couple have to wait until they are retired to “enjoy life” with one another. And go on vacations and do this and do that without worrying about a boss and this and that.
Mike made a post recently about taking massive action and the massive action thing isn’t really what got me as I know that taking massive action gets results as I’ve seen first hand what massive action leads to but more importantly in that post Mike said this:
“I once chased the money….now I’m in relentless pursuit of my dream life….money is just the resource used to create my life….it’s the “why’s” which truly motivate a person to action….not dollar signs….”
Now have I heard that kind of thing before? Absolutely. But for some reason today I think I was actually ready to hear it and actually RECEIVE the message, if you know what I mean?
I’ve always been stressed about money (well not always, but for the most part.) I have to make x amount of money to pay this, I have to make money for this. I tell Kathy “no we can’t go to Hibatchi’s and bowling because we can’t afford it, we’re trying to get out of debt.” Money has always been the thing that I’m working towards, but oddly enough, the money I earn has never REALLY been truly for me and my life yet? (Some of it has been i.e. rental property, atm’s, etc. but the MAJORITY is what I’m talking about here.) That money has been for other people/businesses, etc. But never for me and my life and my family. Odd huh?
Now don’t get me wrong, I am NOT saying money is not important. It’s very important in life. Try paying your mortgage with a love note 🙂 But what I got from MikePA today is that I’ve been totally going about this whole money thing wrong. So I thought about the why’s that he talks about and the very first why that popped into my head was Kathy and her traveling all of the time for work.
That is a major WHY in my life right now. I want to enjoy my partner and spend quality time with my partner NOW, not when we’re 60, 70, or 80 yrs. old. Now!
So when I got a shower today I figured out what Freedom meant to me and this is what I came up with (I’m sure it’s still a work in progress tho, so bare with me please:)
F– fly anywhere (week long vacations, weekend get aways, family vacations, travel is unlimited)
R– really concentrate on things that I’m interested in and passionate about like gay rights, my gay marriage site, my other online endeavours and teaching children a different way in regards to money and life (I know, I know that I’m still working on it myself, but I’m way ahead of most of the children in the world!)
E– eat anything or anywhere (buy organic, no more worrying about price tag, eat out at any restaurant whenever we choose too. No more “we can’t go there because we’re in debt.” No more dollar menu items, etc.)
E– enlighten family and friends and especially the children in my life (Andrew, Joe and Brandon) that “yes, there is a different way and look we are doing it!”
D– debt-free living (no more worries about bills. Btw, here I’m not including mortgages for rental properties and apartment complexes, etc.)
O– opportunities open and are endless. (when everything is in line in your life and you actually have the ability to SEE, amazing opportunities in all aspects of your life will come your way.)
M– more time with family and friends to spend it and enjoy it how we like.

So I read Mikes post on FH.com and I read these 3 blog posts of his and for some reason today was the day it clicked. Mike, if you’re reading this though, Thanks first of all and second of all……how about that list of books that you recommend?
My FREEDOM scenario above are just some of the things that are going to start my path on how I am going to design MY life. Because after all “It’s My Life!” and I have the personal responsibility to design it the way I want it!

Well the passive income seminar was pretty cool. A lot of opportunities there and definitely great networking was going on. I may have gotten a new partner or 2 for the ATM biz.
On the first day Harv spoke for a pretty good portion of the day. He was funny. I enjoyed him a lot. I learned a lot of things and will be definitely implementing some changes in a lot of ways.
Kathy and I bought an apartment course (we’re such suckers sometimes lol) Actually, we had already been talking about multi-units so it was kind of timely and Dave Lindahl actually offers your money back on the course if you buy a 2 unit or more within that 90 days. Kathy is determined to get our money back and I’m like “well if we buy our first multi-unit and are making decent cashflow then don’t you think he deserves to keep the money?” lol Does anyone know what I mean?
So, since Kathy will be working intently over the next few months and will only be home on the weekends..it’s MY job, apparently, to find our apartment deal. I’m super excited about it.
I know, I know….Scott and others have told me to focus and I know in my heart focus is the key, but I’m really psyched about multi-units. I really am. I really want the passive income to exceed my expensive and then I will be at least FREE. After I’m free I can work on becoming rich. Does that make sense to anyone?
Btw, the first day as Mama C (as Kathy calls me lol) went well. I filled 3 of our atm’s by myself (well Brandon helped me with the chinese place,) I went food shopping for the kids and I (damn boys eat a lot!) and while I was gone the 2 of them only called me 4 times (2 each.) Ya know to tell me what the other one was doing to them 🙂 And let’s see it only took me like 15 minutes to wake Joe up out of bed…he was late to school. I had to forge Kathy’s name on his report card and Brandon and I had a talk about money.
This month, he’s -$482 but I overheard him talking on the phone about getting his girlfriend a jacket. I had a chat with him after that and it turns out the jacket is like 60 bucks! I try to explain to him that if he doesn’t get a handle on this now that it will only get worse and he will end up like most of the people out in the world and that he should not want to be like most people.
The poor kid gets stressed out but he just doesn’t let shit sink into that lil noggin of his too much. He is a good kid tho…..while I was grocery shopping he made dinner for us all. I just wish he’d get the whole money thing down. I’m taking him to my bank tomorrow to open up 2 bank accounts (one checking for bills and one account for him to PAY HIMSELF FIRST!)
Anyway, I’m exhausted…gotta hit the hay. I did no real estate today except I did accept 2 bpo’s in my area. I wish I didn’t now, I didn’t realize they were from a different company and it’s more work than I normally am willing to do for them grrrrrrrr
Oh yeah baby! You read that right, $337,000 a month! That’s what I was making….last Monday that is, prior to leaving for California when playing Cashflow lol with Kathy and 2 friends of ours.
A poker bud of ours, Bob, and his wife, Colleen, invited us over to dinner to play some cashflow and talk about the ATM business. We are going to start hanging out more for sure because we’re definitely like-minded couples.
Anyway, I won the cashflow game and when it was all said and done I was making $337,000 a month…yes a MONTH! lol It really got Kathy and I psyched and honestly, it helped to make me start thinking in bigger numbers too.
It may be a pattern for myself cuz I started with mobile homes and then wanted to get into single family’s because I wanted bigger numbers and now I’m interested in multi-units because I want bigger numbers again! After the game on the drive home Kathy and I discussed buying multi-units. That was always a future plan of ours, but we decided why wait? We’re going to start looking and hopefully buying them now.
During cashflow my job was an engineer. And the thing that really popped out in my mind is that while I was an engineer making a decent salary and having lots of expenses every month I still went out and bought assets that helped push my passive income up so that it eventually was more than my expenses. So that was the take away I got and shared with Kathy…I said, “you know the whole premise of that game is to start buying these cashflowing assets while you still have all of your current expenses so that they eventually pay for them all…..not to wait until your out of debt and then buy them!”
Do you guys agree or what? I was on a mission to get out of debt (and I still am) but I shouldn’t let that distract from my main mission of accumulated tons of passive income streams, right?
I will be leaving San Francisco, CA. at about midnight tonite (we got an 8 hr. drive to the Ontario, CA. airport…don’t ask…horrible planning.) And then I’ll be home by Tuesday 10 or 11pm. I am super excited because I have a lot to share plus, I’ve missed my kitties.
On a not so exciting note…….Wednesday AM is when Operation Momma Carey kicks in lol cuz Kathy will be traveling for work and I’ll be taking care of the boys (Brandon and Joe.)
I figured I’d throw a lil old school LL Cool J in there today. Have you guessed yet that I’m leaving for California in a few days? Actually, I’m not technically going back as I’ve never been there, but I like LL and since he talks about it in this song, it’s just a fitting video for this post.
Our plane leaves the morning of the 1st. Actually, Kathy and I are on 2 different flights cuz she used her points to pay for our flights and it just worked out on 2 different flights. I do not like to fly at all. I get a nervous feeling in the pit of my stomach. I use to drink right before getting on the plane to help me feel better but I can’t even do that now because I cut out my once in a blue moon drink because alcohol gives me heartburn (and I don’t take anymore heartburn medicine.)
We got a pretty packed schedule out there. On the 1st, later that nite we are meeting a friend and her hubby for dinner and we are going to talk to them about atm’s as they are interested in partnering on a few deals with us. Then from the 2nd to the 5th we are going to be at a seminar called “Never Work Again” and it’s one of the seminars that T. Harv Eker puts on. This one is about passive income. It should be really good. I don’t know if any of you read his book,Secrets of the Millionaire Mind, but if you’re ever attended his free seminar the Millionaire Mind Intensive then you can only imagine what the seminars that you actually pay for are like!
After the seminar ends on the 5th at 7pm we’ll be driving to San Francisco. On the 6th or 7th we’ll be meeting with another friend and her husband and most likely doing a Rainbow presentation for them lol and then talking to them about atm’s as well. They are interested too! Then another friend of ours and her hubby, we’ll be meeting to most likely do a Rainbow presentation as well. We’ll probably throw in an atm talk too, but she doesn’t know about that yet. lol
Thennnnn we’re going to Alcatraz. That’s all I really wanted to do in Cali for real. So I’m excited about that. We’re keeping our spending to a minimum because of our budget, remember? That’s why we’re trying to meet up with friends and hang out, etc.
So, I probably won’t be blogging for a bit….definitely not during the seminar, but if I think of it, I will that way I can give you guys all of the important tips and tidbits I take away each day. And we can all get wealthy off of our passive income together! Woohooo!
It’s just beautiful outside and I’m psyched up to get some real estate deals going. No deal yet, but I’ve had some technical difficulties. Since Kathy got laid off she had to send back the printer/scanner/fax that we used for everything so I couldn’t scan in my proof of funds for offers (I got 2 from a high school friend totaling $100k and I got 1 from my uncle totaling $176k.) Soooo kinda hard to make offers without proof of funds.
Anyway, my neighbor hooked me up last nite (and he had technical difficulties too lol but ended up just scanning it for me and putting it on a zip drive for me to take home.) Kathy and I moved one of our worst performing ATM’S (in the month of October the store was probably open for maybe a week?? IF that.) So we moved it to a 24/7 diner and we’re excited about that. We have one other ATM that we need to place somewhere right now.
What else what else? Oh I think Kathy is going to be getting another J-O-B…..since she got laid off she’s had recruiters and other pharmaceutical companies calling her like crazy and even offering her more money. So we talked about it and I told her if she wants to do it and feels more comfortable doing the J-O-B thing with a guaranteed income instead of doing our plan for both being self-employed then I’m all for it, I just ask that she sticks to her budget so she gets out of debt quicker (like we BOTH planned) and therefore can invest in more ATM’s and real estate (we want to buy multi’s together as kind of our retirement and of course as to increase our passive income.) She agreed to stick to the budget.
Oh and believe me when I say how we talked and we agreed or what have you, when we’re talking about a budget and planning money the conversation does not go so smoothly. Kathy is a spender, that’s how she’s lived for a longggg time, that’s how she knows and that’s how I’m sure she’d like to keep doing, but after some tiffs she’s seeing the “light” so to speak but sometimes I have to give her a lil nudge (like yesterday afternoon she wanted to stop somewhere and get something to eat. I reminded her that eating out is not in our budget anymore and we argued for a hot minute, didn’t speak and came home and had lunch and then made an amazing dinner.) I’m sure the only thing about me that she wishes was like her ex-husband has to do with money………all they did was spend, spend, spend…without a care in the world. I’m quite sure tho that she’ll thank me at some point in the future 🙂
I emailed a wholesaler to make sure she was cool with paying each other if we marketed each others deals and sold it, etc. And she was….we just have to still work on the split end of things….she was like “it depends.” I’m more of a “let’s quit the bullshit and say it’s a 50/50 split or whatever.” Know what I mean?
I also emailed another investor/realtor/wholesaler that I know and proposed the 50/50 split for selling each others deals and he said “yes, I’m interested in that arrangement.” He even sent me a form that he uses for his joint venture deals.
I got more bandit signs in finally. Ordered 200- 100 horizontal fluting and 100 vertical fluting with of course 100 H-wire stakes. I’m gonna start putting these bad boys out today. These are the smaller sized ones, so I’ll see how they go. I think they will stay up longer on the poles being this size.
Okey dokey pokeys I’m off to look at houses (for sale,) houses that sold (for cash,) and then back home to make some offers. I’m feeling really good about everything. Oh yeah….I even sold a Rainbow Wednesday nite so will probably make an easy $500 to $700 off of that (remember that’s what I been doing for the past year when I took a hiatus from real estate.)
I’m going to be posting soon a few couple goals/lists that I think are extremely helpful and I’m going to share mine with everyone here in hopes that you do your own at home (you don’t need to post them here, you can keep them private.) But I think they are beneficial.
I’m really psyched right now. For a couple reasons. First, I sent out my letters and I was being a bit sneaky lol nooo nothing bad so don’t get to thinking bad things. But I went looking for green or red envelopes to send out my letters and couldn’t find any…so then I figured I’d have to improvise and right when I was thinking of that I looked up and saw colored envelopes for GREETING CARDS….ya know for a normal sized greeting card and right on the box it says: Will fit a letter-sized sheet of paper folded in half. So I think: bingo, that’s what I’ll use.
For now I’m trying these to see how it goes…..but in actuality I got a decent response rate before with just a normal envelope so I hope these get me the same if not better.
Second reason I’m psyched is because I met a very good friend for lunch today. And we usually meet throughout the year for lunch and at the end of the year to talk about our goals for next year and how we can accomplish them. Well I worked out a plan….and I need a plan for everyday…..because I’m a very easy-going, free spirited type person and if I don’t have a set game plan well then I always feel like I never know what to do first! It sucks. (again it’s all stuff I, myself, should be able to fix….but PLANS are my way of taking first steps to fix them.)
Anyway, real estate is my main form of making money but I have other websites out there…one that makes me money every month…it’s a dating site called BBW for Dating and honestly, I put zero effort into this site and I get a check every month like clock work from it…..so Tuesdays and Fridays I will spend at least 1 hour a day on marketing this site…with just FREE marketing…just press releases and articles, etc. The only thing I pay for this site is like $9 / year for the domain name. Period. And I definitely make more then that in just one month, but it’s kinda like a side thing so that’s why I just want my marketing to be free stuff. (Btw, just in case anyone is interested lol it’s not a gay dating site…it’s for everyone, but most of the members are straight, and that’s who I try to target with my marketing 😉
And I have another website….this is the one that I’m very passionate about but it’s VERY, VERY time consuming. As a matter of fact it’s soooo time consuming to put it together that well I stopped doing it. This one is called: Gay Marriage Guide.
I still get leads coming in from this site for lawyers, etc. So far that’s the only form I really have on the site….and every time I get a lead I try to contact a lawyer for a referral fee, but haven’t had success yet. Then my buddy Sue says “why don’t you just try to get a lawyer for every state to just advertise on your site for a small fee per month.” And honestly, I thought of that before but I figured that I’d do the referral fee per lead method first…..but now that I think about it…that may be the way to go….because honestly the dating and gay marriage sites are kinda like part time things and my real money is suppose to come from real estate….so if I could just put their ads up there it would be less work and less time consuming then me trying to track down and negotiate a referral fee for each lead.
Plus, when I was a full-time agent…..I did the same thing for my personal website….I had home inspectors, carpet cleaners, etc. etc. all kinds of people, mortgage people, etc. paying me monthly to advertise on my site…and I was getting the traffic too so they would want to pay me. So I know I can do it. I just need to get back to putting the effort into the gay marriage site like I did in the beginning….cuz in the beginning I would get LOTS OF TRAFFIC to my site……I’m sure it’s dwindled down now….but I know how to get it all back and it should take a few months to 6 months….and then if I just got say1 law firm/attorney from all 50 states to place an ad on my site for say like $50 a month….well that’s $30k a year! Just from ads on the site. Now that would pay my bills, plus the bbw membership fees coming in….so I could be stress free and totally and completely concentrate on Real Estate.
So, the gay marriage site will get worked on for an hour a day too on Thursdays and Fridays. I’ll add more content, do the link and directory thing….and eventually traffic will go up and then I can contact all of the lawyers and attorneys to see if they want to advertise. I, of course, can do that with any category I want also, but for now, I’m gonna focus on the lawyers/attorneys thing because I know that’s a huge deal for gay and lesbian folks (especially when of course getting married or adopting children.)
And then on Mondays, Wednesdays and Thursdays I do nothing but real estate. Mailings, bandit signs, door knocking, Blogging, press releases, search engine optimization, directory and link activities, etc. Plus, my mailings should get easier since I got the mail merge figured out! THANKS STEVE (ATL.) MUAH, you rock!
Ok now that I’m all psyched and ready to do some work I have to stop and get ready. Kathy and I are having a date night tonight and going to dinner and to Longwood Gardens to see the xmas display…..so I gotta get ready.
But seriously…I am ready to go! Oh and Sue and I, are going to try to hold each other accountable so we MUST send daily emails to one another of everything we accomplished for each day. We figured that holding each other accountable would be the best way to go…because she’s got a husband but he’s honestly not into all of the stuff I just mentioned that she is passionate about so he could careless to hold her accountable and I have my partner, Kathy, but for some reason I just don’t want her to hold me accountable….for me, if would be like she’s trying to be that “BOSS” figure in a job..ya know? And trust me, that would be good for our relationship lol so it’s better that it’s someone like Sue. So we thought it was a good idea…we’ll see how it goes.
