I was sitting here this morning wondering what to write about today on this blog.

While thinking I decided to check my email and there it was…the best marketing letter
that I’ve ever received! Ok, so it was an email but you get my drift lol

I decided to write about this marketing letter today because I think that a lot of you
could use the information in a ton of different ways for your businesses.

Many of you know that I have 3 cats, Riley, Spencer and Blade, plus Joe has a cat named
Colors. Sooooo, obviously we buy a lot of cat food, cat treats and even these things
called Pill Pockets that allows the cats (Blade mostly) to easily take medicine.

You still with me? So routinely I go to this store in my area called Pet Supplies Plus.

Now they send me marketing letters / emails from time to time. You know like their weekly or monthly
specials. I even get some marketing emails from them with a coupon.

But today….today I received a different marketing letter / email message from them. Here it is:

First the subject: Carey, New Sale Prices on Items You’ve Bought (which made me open it for sure! I mean why wouldn’t I? It said stuff I bought is on sale!)

Body of email: Dear Carey,

Our new sale runs from now until August 21st. We’ve looked at products that you’ve recently purchased and I want to let you know these items are on sale now:

• Fancy Feast Assorted Varieties- 3oz $0.50 SAVE $0.13
• Greenies Feline Pill Pockets Chicken – 1.6oz $6.98 SAVE $1.00

Now when I read the email I thought “holy shit, that IS the stuff I buy.” If I needed
any of those items I’d be going to the store today (or at least before August 21st.) Truth be told; I was at that store last night and bought some Greenies and Greenies Pill Pockets on sale (and some catnip lol)

But I did make a note in my cell phone of the ending sale date on those items and on the fancy feast. I even put the sale date in my phone. You see, I’m a passive income creator but I don’t like spending more than I have to 😉

This is hands down the best way that I’ve ever seen a store use their information that they have on file from their customers using their loyalty cards. (You know how stores give you a loyalty card and you can get discounts with it?) Well all of these stores know what you buy, so I’m surprised that I don’t get more emails like this?

Is this not an amazing marketing letter / email from this company or what? Other companies should take notice….you have loyalty cards? Use the info that you have at your disposal and send a marketing letter / email to your customers more often.

How Can You Use This Marketing Letter In Your Business

I thought that this type of marketing letter / email would be great to use in all kinds of passive income businesses that you may have.

For instance, let’s say you’re a real estate investor. You’re a wholesaler to be exact. Well you have a buyers list (you DO have a buyer’s list don’t you?)

So, every time you get a new property under contract boom send your marketing letter out to your list of people that have bought from you before when this new property meets their criteria.

You could say something like: You’ve purchased a 3 bed/2 bath row from me in X town in the past and I just wanted to let you know that I another one available right now. Here is the info:

BAM! Great little marketing letter that will definitely get you some responses.

Ok, now let’s say you’re an online marketer. You just created a new product. You can go over your database of folks that have bought similar products from you in the past and then send them a marketing letter about your new product.

You could say something like: You’ve purchase my Automatic ATM Profits ebook from me in the past and I just wanted to let you know that I have a new product available now called Cash Machine Profit Formula. Here is how you can get more information on this product:

BAM! Great little marketing letter that will definitely get some responses.

Wacky Seller Phone Call

You know how when you’re in real estate you can get some wacky seller phone calls sometimes?? Well I got one for you right now.

First just so you know; I have “We Buy Houses” lettering on the window in the back of my car. Plus, whenever I want some quick cash (or relatively quick) I’ll put out some “We Buy Houses” bandit signs.

Since I’m getting married in September I figured that now is a good time to have some “quick cash!” So I put out some bandit signs.

I get a call the other day. No one leaves a message. So, naturally, I call back.

A woman answers. I explain that I missed someone’s phone call and it could be someone that wants to sell their house that called.

She said “oh yeah that was me, tell me how this works.”

I proceed to tell her how everything works; mind you I don’t go into detail at all, I make it VERY simple for sellers to understand. Please much say in a nutshell that I make you an offer on your property, I do not charge any commissions or fees, can settle quickly and if you don’t like my offer, that’s ok….we’ll just part friends.

She then says to me “how much cash will you give me for my house?”

Me: “Ma’am I don’t even know where your house is so I can’t really answer that questions.”

Her: “It’s by the Walmart.” ( 🙂 That was helpful, I must admit lmao)

Me: “By Walmart? What Walmart?” (You know, cuz there’s only 1 Walmart in the world….duh guys!)

Her: “It’s by the Walmart in Kennett. So how much would you give me cash for it?” (Yeah, because the houses by Walmart in Kennett don’t vary by hundreds of thousands of dollars or anything!)

Me: “Ma’am I really need to know the address of your house so I can do proper comps for the homes in the area then I have to figure out the necessary repairs needed.”

Her: “No repairs are needed at all. How much would you give me?”

Me: “Ma’am I’d really need your address so I can do comps on your house.”

Her: “Well how do you do that?”

Me: “I access the same information that Realtor’s do and public records in order to find out what homes are selling for in your area and how many days on market, etc. But I really need your address in order to do this ma’am.”

Her: “Oh nooooo. I don’t do any of this computer stuff. I’m not giving you my address for you to put in your computer and figure stuff out with. I want to meet you in person. I have to see your face, know who you are.”

Me: “Ma’am I understand that you want to meet me in person and I’ll be glad to meet you in person once I figure out what your house is worth and decide that you and I might actually be able to work together. I need your address for that so I can do comps.”

Her: “No way. I’m not giving you my address. I want to meet you in person at my house (lol) and show you my house and see you….I’m not just giving you my address!” (I was so annoyed at this lady I didn’t even think to say ummmm ok I’ll meet you at your house, give me your address! lmao)

Me: “Ma’am listen; I don’t want to waste my time or your time so that’s why I have to figure out the comps first prior to coming to your house.”

Her: “Nope, I am not giving you my address. I need to meet you in person first.”

Me: “Ma’am, I don’t think I’m going to be able to help you. I’m sorry.”

Her: “That’s fine. Bye.”

That was my entertainment for that day. It was fun, fun, fun. I love talking to crazy folk like that. Helps me be thankful that I’m not wacky first of all and then helps me be thankful for all of the “normal” sellers that I speak to lol

Oopsie…

Well I was rockin and rollin putting my signs out this evening and I found the perfect spot to slap one of my signs on and BAM…..I ran out of staples 🙂 So I only got 12 signs out tonite……dummy….I should have more staples in my care…..next time I’ll know better.

As much as I can’t stand putting up bandit signs I must say that it is good to be back! I’ve missed real estate…….I’m ready to make some cash now. Initially I wanted to get my first deal by the end of this month and that still would be awesome and I’m still gonna work hard til the end of this month but I really would feel comfortable if I could get a deal by the end of next month.

Well I’m off to re-fill my stapler and then off to bed. Oh do you guys know about that sign stapler? Brandon and Joe (Kathy’s 17 yr. old and 9 yr. old) bought it for me for either xmas one year or my birthday…and omg I love it. That’s how I’m hanging up my signs until I get more (remember, I only have horizontal fluting type signs left, so no wire stakes for me.) Just banging ’em up on poles with the sign stapler. If ya are still using wooden stakes or using ladders or what have you to put up your signs….well this lil sign stapler will safe you much time and many headaches. I think it’s only like $99 or you could go to Lowe’s or Home Depot and put your own together for way cheaper. But it’s a must have for folks putting out bandit signs, in my opinion.

Bandit Signs

So I’ve been doing pretty well with writing down a few goals to do a day and actually getting them done. Seriously, I recommend you try that instead of a long laundry list of things to do. You’ll be amazed at how easy it is to accomplish the most important, effective items.

Anyway, now it’s time for me to put out bandit signs. I’ve been putting out 10 a nite, but I think I’m gonna go put out 20. I ran out of signs that have the vertical fluting in ’em so I’m just putting ones out to hang on poles, etc.

Btw, this is not my favorite thing to do but I have to tell you, it’s one of the ways that I’ve made the most money in real estate. Ya know I think they 20% of the things you do will make you 80% of your money or something like that lol anyway I figured out that the only things that have made me money in real estate have been bandit signs, vinyl lettering on the back of my car and deals from the mls so that’s where I’m focusing most of my time and energy.

I did check out the sold properties in the past month or so that were sold for cash. Got 13…sooo I’ll check them out probably tomorrow or the weekend. Who says people ain’t buying properties? Pffft!

Had a friend from high school tell me that she’d let me use her bank statements to submit offers….waiting for updated copies from her (still haven’t heard back from my uncle….I’ll have to call him again.)

But also, I have 2 guys that I’m going to set up meetings with that I think could be VERY good possibilities to be private lenders. 1 is the father of another girl that I went to high school with and 1 is a guy that Kathy sold a Rainbow to (that’s what we sell as independent distributors on the side.) He’s a friend of her brothers and he already asked us about investing in real estate cuz he has money so I just gotta get my spiel together and come at him from the private lender aspect.

I wanted to say one more thing but I completely forget what it was…..damn it, I hate that. Ohhhh I did check out a house today cuz I got a call from one of my bandit signs the other day. It was a mobile home on a rented lot but I figured I’d check it out just to get in practice again of meeting with sellers, etc. The place is listed but I may tell the guy I’d be interested in a 30 day option??? Can’t hurt, I mean he’s leaving the end of this month no matter what.

Ohhhh I do remember what I wanted to say….I’m switching real estate offices. I gotta figure out how to do shit in the right order but I’m moving from Keller Williams to a very small, local company near my house. Reason being…well the fees are wayyyy less, I mean BIG TIME…and he’s got a lot of investor connections, reo connections and private money connections….plus he told me that he’d give me all of the addresses of the bpo’s that his wife does every month (about 20 to 30 per week) so that I can see if I can do a deal with folks while they are still in pre-foreclosure.

Soooo I’m working on all of this at the same time with trying to pump my business back up. I figured he was the right step for me in going in the investing direction and for me right now, if I wanted to go in the real estate agent direction then Keller Williams would have remained the best step. Btw, not that there is anything wrong with KW….I think they are a wonderful company and they are very investor friendly and I can’t complain one bit about their profit sharing lol (I get a check every month no matter what and I will continue to since I’ve been with the company more than 3 years….6 to be exact.)

Anyway…..exciting things happening.

Gettin’ ready to head to Vegas baby!

Ok so I did check out houses the other day and I have the houses set aside that I want to make offers on. Every house that I could actually get INTO I’m going to make an offer on. Some houses I couldn’t get into, one house went under agreement about an hour before I wanted to see it, and 2 houses had tenants living in it and wasn’t an reo yet, so I wasn’t quite that interested in getting into those house, plus they needed notice.

All in all I was suppose to see 9 houses I believe and only got to see about 4 or 5, but I think they were 4 or 5 decent places and I’ll make offers on them all. Problem is….Kathy and I are getting ready to leave for Vegas for a week on Saturday so we’ve been busy getting ready for that. Soooo, I’m gonna just have to force myself to do it this evening I guess….but it may be REALLLLY late cuz we’re heading to an ATM that we own that is in a Gentlemen’s Club (if you can ever get your atm inside a gentlemen’s club my advice is to JUMP ON IT! Our surcharge for that atm is $7 🙂 So we’re heading there tonite to actually take cash out of that atm and put it into an ATM that we have at a cash only chinese place for when we go on vacation. The chinese place goes through roughly 2k a week……so we gotta stock it with cash since we won’t be here to fill it.

Anywho, I also just accepted a BPO offer…why? I have no friggin’ idea…..I should have just took the address and started marketing to the lady in case she’s goin’ into foreclosure. But I’ll do the bpo….maybe it’s one of my small ways of getting back into the swing of real estate shit. Ya know?

Oh and that short sale deal that I was working on for a listing I have….the friggin’ buyers backed out again! This is why the real estate agent gig I feel is a sucky full-time thang. Buyers are soooo damn annoying! They don’t want to not receive their $8k tax credit from the government. Oh wait….here’s the funny part, they wanted an answer from the bank whether they were going to accept the short sale or not in 8 days! But when you counted only business days….it gave the bank 6 days to respond lol

Needless to say, they back out of the deal when I told them it would take roughly 37 days from beginning to end for the banks answer (Wells Fargo sent me a time table for their short sales.) So annoying….

Ok I’m off to shower as I’m stinkin’ and sweaty from workin’ out…….off to make something happen! I have put 0 bandit signs out, which I need to do because they are by far my biggest money maker…..no questions about it.

Real Estate marketing, BBW dating, Gay Marriage Guide

I’m really psyched right now. For a couple reasons. First, I sent out my letters and I was being a bit sneaky lol nooo nothing bad so don’t get to thinking bad things. But I went looking for green or red envelopes to send out my letters and couldn’t find any…so then I figured I’d have to improvise and right when I was thinking of that I looked up and saw colored envelopes for GREETING CARDS….ya know for a normal sized greeting card and right on the box it says: Will fit a letter-sized sheet of paper folded in half. So I think: bingo, that’s what I’ll use.

For now I’m trying these to see how it goes…..but in actuality I got a decent response rate before with just a normal envelope so I hope these get me the same if not better.

Second reason I’m psyched is because I met a very good friend for lunch today. And we usually meet throughout the year for lunch and at the end of the year to talk about our goals for next year and how we can accomplish them. Well I worked out a plan….and I need a plan for everyday…..because I’m a very easy-going, free spirited type person and if I don’t have a set game plan well then I always feel like I never know what to do first! It sucks. (again it’s all stuff I, myself, should be able to fix….but PLANS are my way of taking first steps to fix them.)

Anyway, real estate is my main form of making money but I have other websites out there…one that makes me money every month…it’s a dating site called BBW for Dating and honestly, I put zero effort into this site and I get a check every month like clock work from it…..so Tuesdays and Fridays I will spend at least 1 hour a day on marketing this site…with just FREE marketing…just press releases and articles, etc. The only thing I pay for this site is like $9 / year for the domain name. Period. And I definitely make more then that in just one month, but it’s kinda like a side thing so that’s why I just want my marketing to be free stuff. (Btw, just in case anyone is interested lol it’s not a gay dating site…it’s for everyone, but most of the members are straight, and that’s who I try to target with my marketing 😉

And I have another website….this is the one that I’m very passionate about but it’s VERY, VERY time consuming. As a matter of fact it’s soooo time consuming to put it together that well I stopped doing it. This one is called: Gay Marriage Guide.

I still get leads coming in from this site for lawyers, etc. So far that’s the only form I really have on the site….and every time I get a lead I try to contact a lawyer for a referral fee, but haven’t had success yet. Then my buddy Sue says “why don’t you just try to get a lawyer for every state to just advertise on your site for a small fee per month.” And honestly, I thought of that before but I figured that I’d do the referral fee per lead method first…..but now that I think about it…that may be the way to go….because honestly the dating and gay marriage sites are kinda like part time things and my real money is suppose to come from real estate….so if I could just put their ads up there it would be less work and less time consuming then me trying to track down and negotiate a referral fee for each lead.

Plus, when I was a full-time agent…..I did the same thing for my personal website….I had home inspectors, carpet cleaners, etc. etc. all kinds of people, mortgage people, etc. paying me monthly to advertise on my site…and I was getting the traffic too so they would want to pay me. So I know I can do it. I just need to get back to putting the effort into the gay marriage site like I did in the beginning….cuz in the beginning I would get LOTS OF TRAFFIC to my site……I’m sure it’s dwindled down now….but I know how to get it all back and it should take a few months to 6 months….and then if I just got say1 law firm/attorney from all 50 states to place an ad on my site for say like $50 a month….well that’s $30k a year! Just from ads on the site. Now that would pay my bills, plus the bbw membership fees coming in….so I could be stress free and totally and completely concentrate on Real Estate.

So, the gay marriage site will get worked on for an hour a day too on Thursdays and Fridays. I’ll add more content, do the link and directory thing….and eventually traffic will go up and then I can contact all of the lawyers and attorneys to see if they want to advertise. I, of course, can do that with any category I want also, but for now, I’m gonna focus on the lawyers/attorneys thing because I know that’s a huge deal for gay and lesbian folks (especially when of course getting married or adopting children.)

And then on Mondays, Wednesdays and Thursdays I do nothing but real estate. Mailings, bandit signs, door knocking, Blogging, press releases, search engine optimization, directory and link activities, etc. Plus, my mailings should get easier since I got the mail merge figured out! THANKS STEVE (ATL.) MUAH, you rock!

Ok now that I’m all psyched and ready to do some work I have to stop and get ready. Kathy and I are having a date night tonight and going to dinner and to Longwood Gardens to see the xmas display…..so I gotta get ready.

But seriously…I am ready to go! Oh and Sue and I, are going to try to hold each other accountable so we MUST send daily emails to one another of everything we accomplished for each day. She’s the reason I got my bbw dating site going! We figured that holding each other accountable would be the best way to go…because she’s got a husband but he’s honestly not into all of the stuff I just mentioned that she is passionate about so he could careless to hold her accountable and I have my partner, Kathy, but for some reason I just don’t want her to hold me accountable….for me, if would be like she’s trying to be that “BOSS” figure in a job..ya know? And trust me, that would be good for our relationship lol so it’s better that it’s someone like Sue. So we thought it was a good idea…we’ll see how it goes.

Real estate letters, postcards and bandit signs

16 letters going out today…not Eileen’s yet….ones that I’ve used in the past. I want to try Eileen’s but I don’t have my laptop (let Kathy borrow it as her computer went and got sick on her) so I couldn’t open her letters with my desktop as I don’t have the right software on here. I just texted Kathy to ask her to copy and paste the letters into word for me and I should have them shortly, but I didn’t want to STOP doing something to wait….so I printed out my 16 letters. Oh and this letters..it’s the 3rd contact I’ll have with these people….(from the foreclosure filings in the courthouse.)

Also, I have 11 new postcards going out. I’m sure my list isn’t the best, I just get the forelcosure filings from the county courthouse, but I saw that the credit bureau 30, 60, and 90 day late lists are kinda pricey and I just don’t have that dough right now.

Actually, when I use to send out letters from the courthouse filing, my response rate wasn’t all that horrible….but I took the cheaper route with postcards….unfortunately I think it may be costing me, because their response rate is dismal! But ummm I got a bunch left still…..maybe after I’m done with them I’ll stick to letters….I dunno.

It rained reallll good here last night so I think I’m gonna get some signs together and after I visit with my father, stepmother and 2 stepsiblings tonight that I’ll go out put up at least 10 signs. Oh funny thing…I was driving down the road to go somewhere the other day and I looked up on this grassy patch where I usually put my signs and I haven’t seen my signs stood up there for a while…..well I look near the metal barrier? guard rail? or whatever it is called…and there are like 3 of my signs just laying down flat there. lol I dunno who took ’em down, because I’d imagine if it was the township they would just chuck ’em…maybe it was people cutting the grass or something? Anyhoo, I’ll just go stick ’em back up.

I know some people don’t advocate bandit signs, but I have to tell you, I dont’ LOVE putting them out, but they are hands down the best thing that I use to get my phone ringing…..next to them is my website……although with my website my phone doesn’t ring, but my email box does. 🙂

Oh I almost forgot…I want to start working again on getting my website up there in the top of the search engines lists. It was funny a lil while ago Chris(PA) called me and he says “How did you get ahead of me in the google search?” I don’t know if you all know this but Chris is a techy guy and very computer and internet savvy…so I got a chuckle out of it….I answered him honestly and said “I dunno…because honestly I was just having a chat with myself about how I need to work on my search engine optimization because I haven’t been doing it lately.” lol I think I’m gonna check out the search engines now and see where I rank. And if it’s better then Chris, I’m gonna tease him….(just kidding…I don’t want him FIXING his site to beat mine lmao)

Take me off of your list!

Ahhhh so it’s the day after xmas. I had a great couple of days with family and friends (not to mention I spent all day with Andrew today and most of Christmas Eve too hehehe Have I mentioned I love that kid? lol)

Well I promised myself that for 8 hours tomorrow I would do NOTHING BUT REAL ESTATE since I’ve been slacking so much lately.

I’ll work on some more postcards and signs. Oh and my babydoll did buy me a sign stapler for christmas…well it was signed from Brandon and Joe (her 2 sons) and Riley, Spencer and Blade (my 3 cats) but none of those 5 guys has a job so I’m fairly certain Kathy bought it lmao It still hasn’t arrived yet, it’s in the mail…so can’t put out any kinds of those signs tomorrow.

OH and hey guess what? I got a response from one of my postcards. This was the message I got: “We sold our house already, please take us off of your mailing list. Thanks.” Hey at least SOMEONE is reading my postcards huh? I’m definitely gonna try out Eileen’s letters. Maybe I’ll send them out tomorrow……..(btw, thanks again Eileen for sending them to me!)

Oh and one more person called me today about a house for sale, but he lives in Maryland. I keep a couple of Maryland calls because Oxford, where Kathy lives and where I put a bunch of signs up, is right on the Maryland border………so I’ll give the guy a yell to see what’s up with his place.

Plus, someone wanted to show my Sub2 property today……I’ll give him a call tomorrow to see how that went….I sooo wish someone would buy that thing YESTERDAY. I’m paying a 3% commission with a $1000 selling bonus for a full price offer that settles by 1/31/08.

I don’t drink much at ALL (seriously, I’m not even kidding) but I think I’m going to go get a glass of wine…..all of this holiday stuff and screaming kid stuff…well I need it. lol Don’t get me wrong though, I had an AWESOME past few days…….seriously….but a glass of wine once in a while does me good. And my wine, well if you are a REAL wine drinker you soooo would not like my wine, it tastes almost like grape juice lol It’s by Clover Hill and it’s called Concord. (I think it’s only up this way where I live though….but that’s ok by me…just didn’t want ya’ll going out looking for this grape juice tasting wine lol)

Ok signing off……I’m gonna try to work this Oxford deal this week/next week and to also try to get a new deal signed up for next month! Wooohooo!

Postcards, bandit signs and Christmas, oh my!

Alrighty moving right along. Sent out 43 postcards yesterday. Sending another 40 today and I’ll be putting out 10 bandit signs tonight (haven’t done them in FOREVERRRRRR.) But I’ll be putting them out up the significant others way tho..she’s on my butt to get a house up there…..she thinks sub2 would be a good way to go lol hey…at least she listens to my real estate ramblings sometimes and knows what the heck a sub2 is right? lol

I’m wondering Eileen….what kind of letter are you sending out? My postcards usually get the same dismal 1% return rate, but that ain’t helping me make any money. Grrrrr (NOTE: Eileen is from the flippinghomes.com community.)

Oxford people told me that I have to meet with the wife after xmas to get things notarized. Unless I email the stuff to him last night before he left for texas. I had a reminder in my phone but was in the midst of xmas shopping and well needless to say I remembered at 1am that I had to friggin email him! Duh!

Xmas shopping is almost complete…but I think I’m declaring xmas officially a CHILDREN’S HOLIDAY FROM NOW ON AND THAT IS IT!!! I’m wondering if anyone else has the same problems as I have getting stuff for like let’s say your aunts family or grandparents or whatever. And it’s always like for instancce you give them a $25 gift card for whatever and they give you a $25 gift card for whatever…umm why not we both just say Merry Christmas and just keep our own 25 bucks???? Seriously. I know you’re probably thinking that’s not what Christmas is all about yada yada but to me NOT getting presents and just spending the time with your family and loved ones is more important!

I’d rather just do the gift exchange with Kathy, my parents and my siblings and that’s it. Plus, of course Andrew (ummmm I spent a lot of money on him this year and I know his 2 moms are gonna be mad at me…cuz they told me not to spend too much. But oh well, he only will ever have his 1st Christmas…once!) And you know I don’t have any problem giving gifts to a good cause; you know like maybe a child in the hospital or even maybe spending time with an older person who has no one come to visit them….that I’d even like to do. But this whole $25 never-ending back and forth gift card thing has got to end. Can you tell I didn’t have any fun shopping yesterday except when it was for Andrew?

Ok I’m done with my Holiday rant. Gonna go put my bandit signs together and then head to lil Andrews house…I’m on a mission…….I have to find a pic of Donna, my best friend, and her mom on her computer and a good one of Benny, her cat that just passed away……Kathy and I are making her a present from them. Donna’s mom passed away this past June and her kitty cat that she’s had FOREVER did as well recently. So she’s been pretty upset during this holiday season as you can imagine.

Off to hopefully do something productive to make me some money.
