Like-Minded People and Private Money

I think we all know how important it is to have like-minded people in our lives. Grant it, all of you guys and gals that read this blog are like-minded plus all of the blogs that I read, those folks are like-minded as well. So we have many like-minded connections via email and blogs and forums, etc.

But I think it’s also super important to have like-minded in person folks in our lives….wouldn’t you all agree? Sometimes, however, this may be a lot harder than we want it to be. Anyway, I don’t know if ya’ll remember that I told you about the couple that Kathy and I met with and played Cashflow with?

The couples name is Bob and Coleen. Kathy and I met Bob at our monthly local poker tournament that we go to. We call him Poker Bob but his poker name is Mr. Big Nuts 🙂 (my poker name there is Cash N’ and Kathy’s is Kdoc.) Anyway….I actually sold Bob and his wife a Rainbow and I think that was the single best sale I made in Rainbow because I spent a long time there and we found out that we had a whole lot more in common than just poker. We were like-minded.

After that Bob and Coleen invited Kathy and I to dinner and to play Cashflow. And we just talk a lot about investing and goals and things of that nature. It’s very ummmm what’s the word I’m looking for here…..well I’ll just say it’s very nice.

Kathy and I went over again Friday evening for dinner and we chatted about passive income ideas and what vehicles we planned to use to meet our goals in the future. Bob had to leave us about 1/2 hr. after we arrived because he had to head to church because he was having a rehearsal for today. (Today he was being made a sub-deacon. Not that I have any idea about that stuff but I think it’s cool because Bob was super excited about it, so I’m super excited about it for him!) He did finally join us again tho 2 hours later.

We’re kind of like accountability partners for each other too. We’re working on budgets and goals for our next meeting (which Bob and I are more excited about then Coleen and Kathy are lol)

Ohhhh and to top it all off….we spoke to them about us getting into apartment buildings more in detail and that our goal is to get bank financing for 80% for the most part and then private money for the other 20%. They were interested!!! We found our first private money lenders! We, of course, just have to hook up with an SEC attorney because we want to always make sure we do things above board and we also have to find a deal!

This week guys I plan on kicking a$$!!!! I’ve been really sleepy lately and I seem to get winded after I do the simplest thing (Kathy thinks I’m depressed because of a lack of money, especially since I’ve been out of commission for a month.) Whether I am or not, is irrelevant to me, because I’m gonna get my shit on track now…….I have no other option.

Today will be productive

Sooooo I have a meeting at 11am with the attorney that a local wholesaler referred me too. And at 1:30pm I have a meeting with a title company that a lady I wholesaled a house to referred me to.

I’m 100% positive that one of these companies will be my next go-to title company in the area.

I made an offer last nite. 🙂 I wanted to make 2, cuz I only got to see 2 properties……..but I called the agent and asked for the corporate addendums and she still hasn’t called me back. Annoying. That’s what I don’t get about agents……do you or do you not want to sell your listings? Then return your friggin phone calls!

An agent called me late last nite saying her clients wanted to make an offer on one of my listings…I said well they better do it now because it’s going to sheriff’s sale tomorrow. True story, btw. I called the bank in the mean time to try to get them to postpone the sheriff’s sale for another 30 days or so and I had to RE-FAX a current version of the short sale package (this is the 3rd time mind you, I just faxed them the 2nd current version last month grrrr) and they said after they get that, they can’t promise anything but they will take a 2nd look at the house. We shall see.

Oh so when I said I only saw 2 properties…..the reason was I have a whole list of properties to check out but they are all over the place…I think I’m going to take the approach that Steph and others suggests and just pick a certain city or what have you and just work solely in that area. When I do the cash sales over 30 days (mind you it doesn’t matter what 30 days ever) it’s always 2 cities that come up none stop. One is a 40k to 80k city and one is an 80k to 125k city. I’m concentrating for now on the 40k to 80k city.

And Scott….thanks for the lil reminder that I should FOCUS…..I am definitely going to focus on wholesaling and I’m not going to dabble into probates for now. I’ll still do the bandit sign thing because well I don’t mind them too much and because well I have them and they’ve made me a shit load of money in the past lol

So thanks everyone….just so ya’ll know I DO LISTEN (sometimes….and sometimes I don’t 😉

Oh yeah and one more thing…I just got an email saying one of my offers last week is a “back up” offer. Pffft! Plus, I just saw a place that I offered on last week, which was in multiple offer status last week, the price just dropped. So I emailed the agent to find out what the heck was up? I know this agent personally, as I bought her and her husband into Keller Williams (they are still in my down line.) Plus, my 2nd single family house I bought from her hubby.

Met with attorney

So I met with a local attorney this morning that my broker referred me to. Uhhhhhhh I doubt I’ll be using him. Nice guy and call but I got zero faith in that he can actually do what I want him to do. The kicker for me was when he said “oh yeah, it’s not an issue. I will just turn it into my underwriter and if they’re good with it, then it’s golden. But it shouldn’t be an issue.”

Ummm that doesn’t work for me, you should ALREADY know if you can do these types of deals I’m telling you about and you should already know how your underwriter feels about such deals. Don’t try to hoodwink me buddy…cuz I will be pissed when you can’t close my deal. Next!

Guess I must look like I just dropped off the turnip truck yesterday. Has anyone ever even had a turnip? I haven’t….don’t even know what they taste like! Oh and we met at Starbucks….yuck. I can’t stand the smell of coffee but I didn’t care where we met cuz I already knew I’d have my morning breakfast prior to meeting him. And I’m sure folks probably wouldn’t be able to stand the smell or site of my morning breakfast…ya know the 4 carrots and 2 apples juiced…but now, I’m getting adventurous as I’m adding a handful of parsley to it!

And I’m happy to say that I got up at 7:30am again today!!! I also worked out this morning too. 🙂 Tomorrow will be the big test for getting up because I have no morning meetings planned.

I’m gonna try to hook up with another title company I heard about from Bruce (remember I told you I met with this wholesaler last week?) And I have a buddy that I wholesaled a house too and I’ll try to hook up with her title company too. I know you’re probably like “hey dummy, why didn’t you meet with those 2 already?” Easy killer lol it’s cuz I was hoping to find someone like right around the corner from me but ya know, probably a place near where I’m doing deals is better anyway. Duh! And it helps that I already know investors, including wholesalers, that are working with them.

Lesson for the day: let’s not try to re-invent the wheel.

P.S. Turns out the attorney is a general practitioner who would like to do real estate all of the time, but that’s not what he does all of the time.

P.S. Again: I did ask him if he knew any private investors who were willing to lend money. I must have had my big girl pants on today, huh? lol He didn’t….he’s looking for private investors too for a client with a product that he’s trying to sell. Pffft!

P.S. One more time: I just had to say that I feel like Steph now with all of my p.s.’s lmao
